Great news!  The Short Sale Calculator has finally been released and is the first software calculator of it's kind that enables real estate agents to determine the calculations necessary to price their listings and entertain offers that have an increased chance of being accepted by lenders.  This software is designed for Windows 2000, XP, Vista, and Macintosh platforms. It is the first desktop software of its kind on the market and can be used to ensure that real estate agents across America have the necessary tools in place to properly calculate the following figures based on the type of loan being shorted for their Short Sale listings. The following calculations are determined for FHA, VA, or Conventional Short Sales and are applicable in every state.

1. Initial List Price for Listing Agreement

2. Estimated List Price for MLS

3. What the 1st lien holder should expect to net based on lender threshold

4. What the 2nd lien holder should net, if applicable, based on the amount owed

5. What is the lowest offer that you should entertain based on lender threshold

Bonus Feature!!

6. Estimated Time-To-Foreclosure (ETTF) based on correspondence received by the borrower from the lender and the date it was issued/mailed. (i.e. Notice of Default Letter, Intent to Accelerate Letter, Acceleration Letter, Foreclosure Letter)

IMPORTANT!!  The ETTF feature only works for the State of Texas at the moment.  America's Home Rescue will be focusing on creating individual calculators for high-foreclosure states throughout America over the next year. States of interest will be Arizona, Nevada, Colorado, Florida, and California. The ETTF feature for Texas has been developed and is integrated into the current version.  However, all of the numerical calculations of the calculator apply to every state in America!

We have mentored many real estate agents in building their Short Sale business and in developing a commission-generating machine. Currently, one of the biggest complaints from real estate agents across America in doing Short Sales is that they never really know what offers to submit to the bank and or how much they should recommend offering on a Short Sale if they're representing the Buyer. America's Home Rescue has tracked and meticulously documented the lender thresholds used by loss mitigation departments when determining what they will or won't accept when reviewing an offer. Is there a version of this that's a web based plug in for websites or is it just a stand alone program? Seems like it's make a good add-on feature as a plug-in for realtors if you could incorporate some contact info and a picture for the agent and a contact form.

The Short Sale Calculator is a desktop utility program and stand-alone product for the real estate agent or professional doing Short Sale transactions.  It's primary function is to provide you, the real estate professional, with the data necessary to list and procure reasonable offers for your Short Sale listing OR, as a buyer or buyer's agent, submit offers that have the best chance of being accepted by the Short Sale lender.  Please keep in mind that the program works for every state.  The only feature in the software that is Texas specific at the moment is the Estimated Date of Foreclosure feature.  Foreclosure laws vary from state to state and we have to develop the proper algorithm to give you the best chance of predicting when the house will go to auction as a result of a foreclosure.  These algorithms are based on the actual foreclosure periods for each state and whether or not there is a NOD (Notice of Default) period. 95% of the calculations produced in the calculator apply to every state.
