Why Do Realtors Not Completely Fill In All Fields On Their MLS Listings???

Calling All Nationwide Realtors!!  What are so many real estate agents in the business STILL not completely filling out all of the fields on their local Multiple Listing Service's property listing?

Working with buyers, many Realtors peruse the MLS in order to find their clients properties to show them.  With the average buyer looking at approximately 12-15 listings before making a decision on which to purchase, it is imperative for listing agents to include as much information as possible, so buyer's agents will be able to ascertain enough information in order to see if the listing meets the needs of their clients.

Here are some points to consider when loading your MLS property listing:

  • Our local MLS allows Realtors to place up to 16 photographs for each listings.  But, I have to go through dozens, if not hundreds of listings, to find a property listing with 16 photographs.  Buyers are very visual and what to see as much of the property as possible before deciding on adding it to their list to preview.  Also, make sure to turn on the lights and stage the furniture properly, so your pictures make the home show the best possible.  Please remove all clutter.  Pictures speak a thousand words!!
  • Completely fill out the entire property remarks.  All agents should include as much information on the property listing including key features, upgrades, and any incentives being offered by the seller.  Remember, the more information, the better chance your listing will receive more showings.
  • Take property room measurements.  Many buyers are very interested in the size of the rooms of your listing.  These buyers have particular furniture that may need a certain size room to accommodate them.  Also, if your listing has large room sizes, it is important to show the sizes and describe this selling feature in your property remarks and description.
  • Schooling Information:  Here is South Florida, Coral Springs to be exact, the school system is one of the best in the State of Florida.  Buyers may be looking for a particular school for their children, and their agent may be only searching for homes in a particular school district.  As a result if you do not fill in the school information, then your listing would not be shown by a potential buyer.
  • Property Square Footage:  Agents must fill in the square footage of a property.  Again, many buyers are looking for a particular square footage under air conditioning and again your listing may not be shown simply because you neglected to fill-in these essential details on your MLS listing.
  • Broker Remarks:  In the Broker Remarks, all agents should include any incentives and special showing instructions for the agents.  For example, if your buyer can only show the property at certain times then you need to describe this detail in the Broker Remarks field.
  • Property Directions:  Another very important detail for agents not to neglect.  With agents showing more properties in this buyer's market, please provide detail driving directions, so agents will not get lost and maybe end up skipping over your home with their clients.

Stop loading listings with little property information.  Remember, there is a buyer for every home in any market and if your home doesn't show well on the MLS for a potential client to see, what kind of first or virtual impression will a potential buyer have?  Will they want to see a home with a few dark pictures and no property description?  Make your listing stand above the competition!  Expose all of the major qualities that a buyer will be interested in seeing.  I promise that a fully completed MLS listing with 16 colorful pictures of the property's curb appeal and interior features and property measurements will lead to more showings and ultimately get you sooner to closing.  Good luck.

One of the most useful fields which I find is not always filled out is the room size.  The information we're given in the MLS enables us to assist clients in finding their perfect home.

Amen! I've vented about this on my own blog. It's just plain laziness. And it's unprofessional! We have a lot of required fields now, in our MLS. But I've noticed the same thing about the photos. Unless the house is really scary looking, why wouldn't a listing agent want to use all the photo slots? We have 12.

The SoCalMLS just sent out an email about pictures - the #1 violation is not putting a picture in the listing.  It is a requirement - but don 't do it because you have to - do it because it sells your listing -even if it is a dog

That is my pet peeve also. Something so simple can be difficult for the inept real estate agents out there. I am dedicated to my job. I am trying to get my sellers home sold. Why does an agent not do their job? It is unbelievable to me how some stay in the business. It is just plain laziness, stupidity, ignorance, and deceitful because we are suppose to be fulfilling are fiduciary duties to our clients. I am a top agent and proud of it. If we take pride in our jobs it will be reflected in our quality output.

I can think of one word -- LAZY -- my broker requires all of our listings to include room measurements, schools, etc.  I try to include at least 6 photos and "sell" the house on the listing.

It's frustrating when the listings don't have the school info -- I know many of the counties in Virginia have websites where agents can locate the school district info.

I've had clients who want to be in a specific school -- the amount of time I've spent looking up schools for listings!!

I think it is a disservice to the sellers that this "lack off information and photos" is permitted.  I wish our MLS wouldn't upload the listing until a photo was added.
