When I talk with my sellers in Colorado Springs, I like to go over my 20 step Action Based Marketing Plan with them. Each one of these steps involves ACTION on my part. If they have had a listing expire, chances are that the agent they were using might not have been doing the right things. Some agents still believe that print advertising is key and you can put in an ad and just wait for the offers to come in. They follow the "Set it and forget it" plan.

Now, putting a sign in front of the yard IS action on the agent's behalf, but it shouldn't be the ONLY action that is performed. Sadly, I see this as well, coupled with the ACTION of entering the data into the MLS. Now, those ARE actions that must be performed, but unless your sellers are a bank and you are priced WAY below the competition, those 2 actions alone won't cut it.

If you are representing a seller, you owe it to them to be ACTIVE on their behalf and perform ACTIONS to get the home SOLD.

I recently sent out my ACTION Plan to a seller who had an expired listing and he called me for an appointment. I was appalled to find out that his home had been on the market without much ACTION for a year. We took the listing and got a contract the first week! It is all about the ACTION. Yes, those of you wondering, we did reduce the price. That was a much-needed action that should have happened in the beginning.

I am a collector of quotes and love to but them up in my office from time to time. Here are some favorites I have collected over time that relate to ACTION. These quotes from great people remind me that nothing gets done unless you ACT. ENJOY!

Hi Kristi,

Every Realtor should live by this golden rule when working with expireds. Every seller that I have spoken to that has had their listing on the market only to expire have told me that their Realtor didn't do anything, or enough to promote the home for sale. Result? INACTION! It's not just about putting a sign in the front yard or in the MLS, it's beyond that, way beyond that. How about sending a just listed or back on market to the neighborhood to say the least. The key is ACTION!! Much needed action..much luck to you! Love the quotes..
