Ok I went to a home today and was completely amazed at how the people lived.  The carpet couldn't have been more dirty if I left it under my 73' Ford with an oil leak.  The dishes were so bad I could hardly tell the counters were tile and forget about the color of the bath tub!!! I'm waiting on the agent to caall for feed back.  These people think they are actually going to sell soon.  Can you believe some sellers not to mention the agent who took this monster on?

Some agents will list their mother if they can figure a way to get 3%.  It is embarrassing thought but hopefully you were good at getting the clients out of there in a hurry.

Eric - sounds like we can rummage up a steal of a deal.  :)  Just kidding.  I started laughing after the "oil leak" comment.  So how were the pic's in the listing?

Eric - What a shame.  You just have to wonder if the agent who took the listing is so unseasoned that they don't realize how much it will cost them to market a home that will likely never sell.  Pretty sad.  Betcha there are no interior photos on the listing!

Eric

Quite possibly the agent may not call for feedback, I would however call the LA and mention the home was not in show-ready condition. Nicely.  Often when these types of homes are out there, they do help sell clean, prepared homes faster.  After seeing one as you described the next one HAD to be great!

Gosh I've seen my share of those.  When you leave you feel like you are covered with grime.

In our market, only 1 in 3 listings is going to sell this year. I think this one would be one of the two that won't...

I do not think the agent will call you for feed-back.

GROSS!  I've seen some doozies while out showing properties.  Cock roach infested homes, dirty filthy homes that stunk so bad it made one of my buyers sick, homes that smell like cat or dog urine, bathtubs and toilets so dirty I wouldn't even walk into the bathroom.

It's unreal the way some people live....and then they want to try and sell it?  HA!

Eric:

What do you say to a prospective buyer when showing this house?

Hey Eric I read this without seeing where you were from but I definitely thought "sounds like Vegas".  I have seen some awful stuff here!

As a list agent, I do not call for feedback and as a buyer's agent this is one of the few criteria I would call the list agent for.  I only take clean, great showing, well priced homes as listings and would love to hear if anything has changed from the buyer's agent.

Wow sounds like that would be a hard house to sell. :)

I feel your pain. I showed a few nasty ones today. The buyer picked them out ...came in from out of state with his list. Most didn't have inside pics. It's no wonder. What would there be to take a picture of?

I'm looking to buy a house right now and just the other day I looked at a house like that...It was awful!!!! I could not wait to get out of there b/c of the smell! I don't know how that guy is ever going to be able to sell his house.
