I show a lot of rural property, land and homes in Albemarle county.

There are some areas in Nelson, Fluvanna and Greene counties that are seldom on the market. Before I drive out to these properties I like to give the listing agent a call and there is one question that I always ask....

 

Do you have any "Langoliers"? 

I usually get a "WHAT" response and I go on to ask about those "Huge Power Lines".... Are there any visible from the property... (Most Agents will not put a picture of a Power Line in the photos of our MLS. Why would they?)

You see when you are looking at rural property, power has to get there some way and most of it is not underground.

These large power lines are a real eye-sore for many of my buyers. Some feel that they are also a health risk.

So if I ask an agent about those "Langoliers" I want to know about "Power Lines" ...

If you did not read the Steven King Book, or see the movie, you have no idea what I am talking about!

Never heard that term before, but a great time saving question I am sure...if possible, I always encourage the buyer to drive by the home first to check it out before setting up a private showing..

Outside Blog

They really do bring values down.  I had a potential lister call me and when I got to her home to see it, she had these huge powerlines all around her home.  She has had 2 previous agents trying to sell her home and she was unhappy with both of them.  I told her it wasn't her agents it was the powerlines.  I sent her back to  the agent that had already been working with her and told her she will probably have to lower the price of her home unfortunately.

Charles, I showed a house to a couple and it was everything they wanted except when you walked into the back yard the power pole was just outside the property wall, about 10 feet away...the interest waned and off we went! Of course , this feature was not in the photos of the property listing.

Charles I had no idea what "Langoliers" are, but your title got my attention. I had a listing once with power lines in the back yard. It was a hard sell.

Charles - I'm familiar with Steven King's "Langoliers," and agree that power lines can be a huge problem. On my website I recommend that buyers avoid properties with major, nearby power lines.  While some are concerned about electromagnetic radiation, the potential resale problem is, for me, an even greater risk.

Charles I did not read the book so I am so glad you broke it down into language I could understand.  I see these all the time and the sad part is they are usually located in  a very scenic  area.  Houses with these in their front yard or backyard usually have a hard time getting offers for the reasons you mentioned.

Charles, after viewing "The Shining" Stephen King fell off my list, so thanks for filling me in on Langoliers. It's a good thing to know because I have rarely had a Buyer who wanted to live in any proximity to any kind of power lines, much less Langoliers!
