A situation occurred that I personally never experienced or heard of up until today and I wanted to know how you would handle it.
Today a tenant was suppose to take possession of their new rental property. However this is a gated community, not manned, and the listing agent doesn't have the gate card. Unfortunately there is not a temporary gate code nor can you follow someone through the gate.
According to the listing agent the owner overnighted the gate card on Monday, but it still hasn't arrived and the management office is closed, so purchasing a new one isn't an option.
The tenant has mover's lined up for tomorrow, has to be out of his storage unit by Sunday and family is flying down Tuesday to help settle them in.
The listing agent wants to collect the money and give the keys to the tenant today, but doesn't have gate access. Although the agent is confident they can get someone to ring them through to do the walk through they can't make any guarantees access will be available tomorrow for the movers.
If you were the tenants agent what would you do?

Leasing Agent should have had the card IN HAND before promising possession. I instruct owners/residents to leave them in the kitchen drawer and NOT take them with them
Owner should have FedEx'd the card marked NO SIGNATURE REQUIRED to the Leasing Agent
Tenant needs to NOT sign or pay until they can move in.

Ann - It's definitely a mess
Tammy - That was my take, even though the tenant has to move tomorrow and feels like they need to at least get the keys it doesn't change the fact that they can't get in through the gate.
