On our radio show, one of the niche's that has evolved is that we have the ability to match investors in the listening audience to various real estate investment opportunities. My three partners (Darren Orshoff, Michael Harris, and Michael Ballinger) and I take very seriously the trust that people place in us. We investigate each opportunity thoroughly before we ever mention it on the air, in some cases (as in the one I'll mention here briefly), one or more of us is actually investing in the opportunity or project.

We have partnered with a group that is finding, acquiring, rehabbing, and then renting out nice little homes in the Detroit area. Because of the high foreclosure rate in the region, the banks are letting them go for a song. They usually need work. We have put together an entire system from acquisition, to rehab, to cash-out refinance with no seasoning to placing the renters, to doing it all over again.

We like Detroit because it is a region that is struggling to pull itself out of it's troubles. Do a google  search on "Detroit Revitalization" and you'll see what I mean.

So here's a brief video I out together outlining the opportunity and showing how the numbers work out so that on each of these all-cash deals, you can have all of your invested funds (typically in the $40k- $50k range) back in 60-90 days, PLUS an additional $10,000 TAX FREE, PLUS 20% equity in a newly rehabbed house with positive cash flow. After the initial rehab and refi period, this is essentially a ZERO Down, net nothing out of pocket investment!
