The mystery of home pricing especially in a Buyer market is never easy to explain nor is making a seller understand the importance of not over pricing in this market.

Incorrect pricing in this New Hampshire real estate market can be a fatal mistake!

Sometimes it’s hard as a Seller to understand how agents come up with the suggested listing prices especially when those prices are lower than the price your neighbor's similar home sold for.

Why should your home be worth less?

Why can’t you test the market? After all you don’t want to give it away or let someone steal it. You’re not desperate…

Don’t stigmatize your home by over pricing!

I don’t trust you

Active Rainers...please be gentle with me. This is the first time I've posted a teaser or bait and switch (whatever you call it) type of post.  I know many of you don't like it ...including my hubby Jay. But I'm trying to direct some traffic there in hopes of getting opinions of the site.  It is not a professionally built site and I really need some help with suggestions for improvement.

All opinions are appreciated...posted either here or there. The photo on the site is one I took a few weeks ago while at the beach...off in the distance you can see the state of Massachusetts.

Thanks so much!

You know... to each their own. I do not have a problem with "teaser" posts. I call them INTRO posts and I see nothing wrong with them so long as you tell the reader that they are going to be redirected.  Personally, I think other bloggers care more than the general reading public about this. I will go give you my opinion of your site now ... ;)

Thanks so much Mariana. I really debated posting this and was hoping I didn't make a mistake doing so.

Monika

I have no problem with this type of post, you can always decide for yourself to follow links.

As to your topic, the truth is mis-pricing is a mistake in any market, a huge part of our job is getting the price right and explaining it to the seller is the biggest part.

Great looking site.  I liked the article and the analogy.  It is a good way of explaining why a slow market is not a good time to overprice.

Thanks Mariana, I'm worried that it might look too boring and that I may need some flashy things.

Thank you Terry. I agree mis-pricing is a mistake in any market. I usually have no problem with the teaser posts and like visiting outside blogs and you're right people can decide for themselves by clicking through or not.

I liked the simplicity of your site, but i was reluctant to put my info there...to sign in to leave a comment :) the information was good....and the analogy was perfect....

Thanks Kathy. May I ask why you were reluctant? I know whenever I have visited an outside blog a sign in was required for comments. I think to prevent spam type comments or attacks.  I'll have to think about that a little bit.

Monika,

First, I loved the title of this post. Second, I personally don't mind the outside links. If I want to go there, I will and if not, I won't. I think the general public is probably the same way, make their own choices. As for your blog, it looks very nice. I'm not sure what flashy things you could put in it without diverging from your sales area, maybe some more photos here and there. I guess the bottom line is having a "readership" and having people comment. This seems to me to be more prevalent in Western and Southern states so far. So you will have your blog ready when they visit.

Hi Karen,

I'm sorry I missed your comment! I agree having readership is important. I know my outside blog is being read but i just don't get the comments.

Thanks for commenting :)
