Mr. and Mrs. Daytona Beach Home Buyer, you may be hesitating to make your purchase now because you want to see which way our current market is heading.  You may have heard through media that you should wait and see what is in store for home sale prices.

 

 

 

Recently the National Assocation of Realtors projected that our market will improve in 2008.  What could this possibly mean to you?  While home prices have come down and inventories have increased, you may want to ask yourself, how long will this last? Is it worth missing some really great values out there?

Existing-home prices are likely to rise 1.8 percent to a median of $222,700 in 2008 after a 1.4 percent decline this year to $218,800.  The median new-home price should rise 2.2 percent to $245,400 next year following a 2.6 percent drop in 2007 to $240,100.  Read the full story here!

My best advice to you is....

Don't wait...you never know what is going to happen with prices.  

Don't do this alone!  Work with one Realtor, that's right.   Realize your Realtor made a commitment to you in finding a home for you, don't you think it's only fair to work with one agent and commit to them? 

If you really want to be a homeowner, let one professional do the job for you.  One Realtor can get you any information on any property in the MLS.  That same Realtor can show you new construction, For Sale By Owner's and Foreclosures.

Please don't panic when I ask you to sign the Transaction Broker Notice during our Buyer's Consultation, it just states that I disclosed to you in the capacity that I work.  Our business relationship!  

I hope that my Century 21 Service Pledge and Buyer Broker Agreement will help ease your nerves!  Buying Real Estate is a huge investment and a serious commitment, I realize that and my  ServicePledge and Buyer Broker Agreement guarantee's my service and you can fire me if I am less than promised! 

Determine where you want your monthly payments to be, don't be so concerned with prices as much as your monthly payment and costs.  Is it affordable to you and your family?  Can you still continue to live the lifestyle you are accustomed to?  Wouldn't it make more sense for you to have a mortgage payment rather than pay the landlord

Get approved for a mortgage not pre-qualified but approved with a reputable lender!  Know what you can afford before you start looking, that way we can show you homes in a price range suitable for you.  We don't want to run the risk to show you homes out of your price range, once that happens, often times your price range is not so appealing! 

Once approved, we will contact your lender for specifics on your loan.  That means, if seller needs to pay closing costs or you have been accepted in the down payment assistance program,  I will need to know these details so when you see the home of your dreams, we can put in an offer and get you one step closer to homeownership. It would really be helpful if you would bring your Loan Approval Letter and your good faith estimate.  

Mr. and Mrs. Buyer, seller's come from all walks of life.  Please, understand everyone lives different, so focus on your desires in what you want in a home and really take a hard look at the house and not the decor and color! 

One last thing, Mr. and Mrs. Buyer if it feels like home and you get that feeling, you know the one where the house  is calling your name!  Don't be afraid to tell me, be honest and direct....Tell me!!!!  I don't want you to miss out....I won't pressure you but I will remind you why you hired me and I will keep you on your mission.... to help you find your dream home

That's what I keep saying....monthly payments...their budget...watch the interest rates and stop waiting for prices to come down when interest rates are creeping up.....hmmm. Good one Midori! You always have great insight and info.

Sally-sometimes agents get so caught up in price range, to me asking about budget and mortgage payment amount may prevent some people from foreclosure.  We as professionals have to ask the right questions.  Thanks for commenting Sally....

Neal-thanks for stopping by....it's our job to remind the customer what their ultimate goal is....

Gary-Thank You!  Often times agents take photo's and all you can see is how the seller's live instead of taking time out and staging.  If I needed to stand on a chair to get a good shot of the room (not the furniture)  I would do just that!  It's very easy to get distracted and take a photo of the decor....Not everyone has the same taste.

Thank you for the post. I am a Realtor and a South Daytona Beach Buyer. I am closing on Friday(16th May). I do agree with you that it is a good time to buy. If you wait for the absolute bottom you will never buy anything, because after the absolute botton comes the swing up. Unless you have a crystal ball. Close to the bottom is good enough.
