I felt like a Realtor and I didnt like it...

     I had a couple who needed a lot loan. They had enough money to buy the lot outright but wanted to finance it so as to not tie up that much money. I worked every angle I could but I just could not do what they needed and I had to give their loan to someone. I could have told them sorry about your luck but I dont work that way.

     I was given a name of a broker who can do lot loans with very competitive rates and because these are portfolio loans, the banks can bend normal rules to make it work.

Prince Frederick Mortgage Lender     So I was not making and money but my reputation is worth more to me than any loan. I called the lady and she was very nice and appreciative. I was very uncomfortable handing off someone who trusts me to a stranger. I held back details and grilled this woman on the phone. I asked her every question I could think of and she was cool as a cucumber. Little by little I started to feel better.

     After two days of back and forth revealing the pieces of the puzzle to this broker I started to feel more and more comfortable and finally made an introduction. They got their letter late that night, made the offer and all is well.

      WHEW!!! I tell my real estate partners that I dont expect any referrals any time soon and that I understand the implications of referring a client to a new lender. Now I can say from experience - It is VERY SCARY!

      The difference for me is I wasn't even making any money on the deal and I could
Lusby Mortgage Lender barely handle it. I cant imagine passing on a paycheck with a side order of reputation to a new lender without an FBI investigation and a lie detector test or two.

      Realtors - I don't know if I could do it but here is how I see it. As a Realtor, you are passing not only your paycheck to a lender but the financial interests of at least 10 other people. You have the buyers anticipating their new home, the sellers probably anticipating theirs, the buyers and sellers of any associated contingency contracts, the title company, movers, contractors on and on. Most of all your reputation is on the table. In Southern Maryland, it doesn't take long for word to spread around and if you do someone wrong, there are not a lot of places to hide.

Brian, thank you for this.  Loyalty to lenders is all about knowing who is going to take top notch care of your client and who is playing by the rules.

I always refer my client to lenders that I have worked with in the past nad have had gret experiences with...  One of my biggest pet peeves is when lenders call me out of the blue that I do not know and ask me to send them clients...  My coined response is "please feel free to send me a client to see how you work, if we work well together and you are on the up adn up, I will return the favor witha  referral."  I remember when I could hardly geta lender on the phone because they were doing so many refi's...  now they are begging me for business...  The lenders that were there for me have earned my referrals and trust!

Bob~ Even then sometimes its not good enough. Thankfully I work for a solid bank but some of these guys, especially brokers have to rely on banks that put a lot of red tape and roadblocks in place for even the best lender.

Amanda~ At least a hundred times further. Especially with the internet. One bad comment and it there for a LONG time...

Shanna~ I have had that response before and here is what I think. I wont have the chance to bring a referral nearly as many times as you will to me. I do NOT ask for referrals.

     I ask to help you grow your business through internet marketing. What can I do for you? what do you need? We meet and talk and discuss and build trust. Over time the referrals will come, but I dont think I have ever asked for a referral...

I have had lenders really screw up a deal for me, and lenders that I had been using for some time, had a history with. We make a definately need to know who we are referring our clients too. Most times I use lenders that I have a history with and everything works our fine, but sometimes not...

It is definitely hard to deviate from the lender(s) you are comfortable with.  I am working now with an out of state lender who is driving me crazy and I hate not being able to control the process.  Hopefully, you and I will be able to do business together soon.

Brian ~ Very great point in this post. We Realtor's are leery of the unknown especially with the new HUD rule that most Realtors and Lenders are still trying to decipher! I believe Local Lender's as well as Realtor's are the new "Google"

Monique~ I believe relationships take time and I would never ask a new Realtor for a referral without investing a lot of time first.
