With this being my very first post I just wanted to give you a little back ground on me so that you know you will be making the right choice when you call me. I have been in the business for 15 years and was the manager of the underwriting/processing dept as well as a manager of the closing dept. So I know the nuts/bolts of what it takes to get you to the closing table as a happy customer.
If you have no money to put down on a home, no worries you'll be happy :-) All you need is a fico score of at least a 680 and you can finance up to 100%.....that right 100% and NO documentation required from you AND your rate is the same as if you were supplying documentation. Most lenders charge you a higher rate for no doc loans but not I/JP Mortgage/Chase. So what are you waiting for, call me 215-801-2949!!!!
If you don't have a fico score well guess what you can still qualify for a mortgage just ask about an FHA loan. Most people/sellers get scared when they hear that they have a buyer that is taking out an FHA loan because
FHA appraisers use to have to condition for all kinds of repairs but rest assure FHA just got better!!! The appraisers are no longer required to condition for termite certs and/or any repairs at all, yeah!!!! Now of course if there are structurally sound repairs that makes the property inhabitable then that must be addressed but for the most part the appraisals come back clear to close!!!
BUYER BEWARE - A lot of mortgage companies advertise no closing costs loans. Well think about that for a minute.....does anyone do anything for free anymore?
What they are doing is charging you a higher rate and that is how they pay for your closing costs because they are making overage on you....doesn't sound fair to me. Also a lot of mortgage companies advertise low rates......what they do in this circumstance is get you in the door/make application with them and then they hit you with the true rate. Rates today are at 6.75 with zero origination fees and zero discount points. Watch when you are getting a rate quote make sure you ask if there are any originations fees and/or points attached to the rate.
