I couldn't agree more with you. Business isn't slow you just have to be a good Realtor in this economy to have the reputation to get business! Obviously you're a great Realtor! Keep up the good work!

well, Abby, while I believe I'm a great Realtor, too.. but those were not my listings that went under contract... I made appointments to show those 8 properties to one of my buyers, and now instead of 8 properties to view... we only have 5 to look at. But thanks for the vote of confidence.
Alan, Sounds like the line from the movie a field of dreams...If you price them right they will come, this appears to be true in many markets right now. People see the rates as not lasting, the tax credits as drying up and the affordable homes as disappearing...if they don't act on them now.
The last month has been unseasonably busy for me as well. Spring is here!
Hi Alan, I agree. If it's price right, the home will sell. I'm just seeing a slow down right now with sellers listing their homes. It is going to pick up as soon as the tiniest hint of Spring emerges! I'm busy with buyers for the most part and have been having more activity on my short sale listing since I dropped the price last night for today's Open House.

Homes are selling when they are at a fair value. We are definitely seeing that in Atlanta, too. My buyers didn't want to see something on the day it snowed two weeks ago, it went under contract that day, day 2 on market. It's not a total buyers market in ALL areas, some much more than others.
Also, as I explained to them, we're not the only ones out looking, others are waiting to pounce.

I totally agree. Those kinds of properties are falling off the shelf.
You're right Alan. Well priced properties, that are not short sales, are selling. The last few contracts I placed had multiple offers. Another one is being submitted Monday that is a multiple offer situation. We'll get that one as my cash buyer is determined to win that bid.
Evanston is a great area. I showed several rental homes in your area on Friday. I hope you have a productive Sunday and sell another home.
Alan: I hate hearing agent's complain about how bad the market is when there is stuff like this going on under their noses. Our market is the same. Insanely busy. Still, there are agents complaining day in and day out about, "....when business picks up." When? It's here!

The same as always my friend. You have to have the property priced at the right spot and it will sell.
