As an Accredited Staging Professional Realtor (ASP Realtor), I am frequently asked the question, "How can we make our home sell faster and for the most money?" The answer is Staging! When you get ready to place your home on the market for sale it becomes a product, and just like any product on the shelves at your local store, it has features and benefits, pluses and minuses, and there are other products to compete with. To beat the competition, you must have your home priced right and it must look better than the competition. Sometimes it is difficult to think of your home as a mere product, but it helps to think that way if you want to get top dollar for your home and sell it in a reasonable amount of time.
When you sell your home, you have to move. When you move, you have to pack. Most of the principles of Staging just mean that you are going to pack up some of your things early. It is a little bit more work, but you have to do it anyway, so why not start before you put your home on the market?
Here are four things to keep in mind to get the most money for your home in the shortest amount of time. 1) Buyers only know what they see, not how it is going to be. If there is anything you are going to do to your home, do it before you put it on the market. 2) You can't sell it if you can't see it. Take a good long look at the outside of your home. Trim the trees and shrubs that are hiding your house. Remove the RV in the driveway. Buyers need to see your home to get them inside your home. Create curb appeal. 3) You can't sell it if you can smell it. If you have pet or smoke odor get rid of it before you put your home on the market. This may mean that Fluffy and her litter box need to stay at Grandma's for a while. 4) The way you live in your home and the way we market and sell your house are two very different things. Clean your home "Q-tip Clean". Think about when you get ready to sell a car. What do you do? You detail it so you can get top dollar for your car. To get top dollar for your house, you need to detail it too. Make sure you have the best curb appeal. This may mean trimming trees, cutting back landscaping, adding mulch, and adding flowers. Remove as much of your personal items as possible. Buyers want to see your home, not your stuff.
