Call it professional courtesy; call it fidicuary responsibility to the Seller; call it what you want, but STOP TRYING TO SELL ME YOUR LISTING!! I just want to show it and see if it fits my Buyer.

You all know the types; some of you are who I am referring to. The Listing Agent that insists on talking to the showing Agent to tell them how wonderful the home is; how motivated the Seller is and all the lovely new stuff in the home. Give me a break!!

1. They are all "Just Wonderful" and "Lovely" and "Top Notch"; some just more than others, or less than.

2. All Sellers are motivated, granted some more than others, else they would not put their home on the market.

3. When has anyone EVER SOLD (forced, coerced, talked into) a home to a Buyer? The home will sell itself if it is prperly staged and priced - period.

How many times have you called to set up a showing only to have the Listing Agent insist on speaking to you directly only to confirm your showing THEN go into the sell routine - how great it is, how awesome the landscaping is and blah, blah, blah, blah blah. Listen People, I am an experienced Agent with good eyesight, I take excellent notes on EVERY property I show, I own a good mobile phone, know how to use it and I have your number. So, IF I have a question, I'll call you. Just tell me if I can show it or not and lets get the pary started.

Hi Jessie... this is one of the reasons I love that we use a scheduling service here in Dallas.  I think if I had to go what you descrive to show a listing I would go insane!

We have an automated system through our MLS too, but we have some Agents that either refuse to change, accept it or adapt it or are to illiterate to use it. I demand it on all my listings and still have Agents that want to call me to set up a showing. I ignore them, for the most part.

I don't miss that.  Most of our showings are handled by CSS.  Most of our feedback is automated.  Of course those who really, really want to will reach out and call in addition and perhaps in some cases it is justified because of special situations.  I need to return a call now that I think about it. 

Your r. e.  agency laws in OK make things a little different than for most of us. At least in my market I am an agent of the buyer if I show the agents listing and although the listing agent can call and barrage me with all the wonderful features the home has, I am obligated by our laws to look out for the best interest of my client, the buyer.
