Daylight Savings Time Starts Sunday, March 14, 2010  

It is now March 1, 2010 and only 61 Days left for 1st. Time Buyers to take advantage of:

  1. Unbelievably Low Home Prices!
  2. Historically Low Interest Rates!
  3. The "Free" $8,000 that the USA Government is offering as an incentive to those that have not owned a home in 3 years!
  4. "ALSO" Home owners that have lived in the same home for 5 of the past 8 years are eligible for a "Free" $6,500. if they buy a home and move into the home!  This applies whether you are buying a more or less expensive home!

Great News for both "Home Buyers" & "Home Sellers" -

  • There is great news for Sellers waiting to list your home.  We are heading into Spring, the traditional peak of the real estate market, and inventories are extremely low!  This is a time to call me to discuss your best strategy whether you want to sell or need to sell a home!  I understand the reasons you would sell a home right now and you can depend on my advice!
  • Buyers will have the best chance to be successful in buying a home right now.  Inventories are low but "many" of those that want to buy a home are playing the waiting game.  My suggestion is for you to get the buying process started right away.  You will find that there are already many other buyers to compete with for a home.  There will be many more with each Sunny Day!

"Tip of the Month" There are 4 Items needed to make an offer strong and acceptable:

  • All offers must be accompanied with "Loan Approval from a Direct Lender (Wells, B of A, Chase...)
  • All offers need to include "Proof of the Funds to close Escrow"
  • All offers need to include the "FICO Scores" from the Buyer
  • All offers need to be accompanied with a "Good Faith Deposit Check"
  • A 5th. requirement by many Sellers "Removal of Appraisal Contingency" in order to choose between multiple offers.

Hard to believe two more months and this FREE money will be a thing of the past!

What about social security recipients that don't pay any taxes ? Why couldn't they just get a check from the treasury for 8k, 6.5k or whatever the amount works out to be for the refund ?
