For your protection...these words may be so familiar and overused.  I hope this will get your attention.

When I was buying the items in the protection package at a recent meeting of the DC IAHSP, I had doubt that I would need the things in it.  I listened as the Lieutenant was telling stories of unfortunate happenings in the real estate business.  Thinking, I don't show houses, so I most likely will never need to think about being in a compromising situation while Staging.  After all, the doors are locked if I happen to be alone at the property.  Keyword: ALONE. 

Last week I had agreed to pull together our team and Stage late in the day because the DC area was about to get yet another snow storm.  We needed to be ready for the weekend. So moved up the date two days.

I wasn't alone at 4:30 pm at the property we of Staged Home Decor were Staging last week.  We had just unloaded the final item from the final load into the property.  We were just about to close up the van and move it from directly in front of the property.  Just then, a woman burst through the front door.   She was yelling and screaming and cursing,  that we were blocking her driveway.   Evidently this was pent up anger at contractors working at the property before us and were either on street in front of the house and blocking her driveway.    It sounded and appeared clear, she felt she should have clear pavement on both sides of the entire street in front of her property across street at all times.  Vehicles parked anywhere within her sight were forbidden!...by the way, We were not blocking her driveway.    Well, after allowing her to vent she turned and left, went across the street and got into her car, backed down the driveway and went down the street.   We moved the van and went to work.  The project was being completed as team members left in turns to go home to their small children and family. 

I remained alone, Little 5 feet tall me,  to load the empty containers and close up the property.  

Oh, did I mention, the listing agent lived next door?  Well, she was coming back and forth and I felt secure getting out of there on my own.  FAT CHANCE!

It is dark outside.   I was just 2 minutes from being able to close up and go home.  Long day... I was placing my tool kit in the back of the van and I saw car lights. I made sure the door was not out in the street beside me and continued to fit the kit in the tight space I had left for it.  Well, BANG! the door hits me in the left side of my body and this woman it screaming and cursing like a madwoman. I was shocked and scared to death. Not bad enough? then comes the driver of her car, a man with an umbrella pointed at me screaming and cursing me. They were blocking me from moving and threatening me if I tried to leave. As she was going to call the police because I wouldn't engage her and she just was fed up with the cars in front of her home.  Here is where the protection package comes in...why didn't I have mace??? I was so frightened. A crazy woman in my face and a man with an umbrella pointing and shaking in my face.   I did get my cellphone from my pocket and dialed 911, afraid of physical attack when I finally did it.  Seeing me do this and hearing me talking, she ran to the agents home screaming, I mean loudly screaming as I talked to the 911 operator.  Thank goodness she went to the agent, because I then I could go back into the house then I had some help. Let say too, Not a neighbor came out of their home to help me.  The police responded with two units and I can't say anything was resolved with her. But I got away. I am having nightmares every night and I am truly emotionally shaken. 

I can't believe in that neighborhood, anything like that could ever happen to me by a homeowner.  This is a very good residential neighborhood in Rockville. 

Let this be a lesson. No neighborhood is too good for all safety precautions to be taken.  NEVER be alone working without protection.  And agents take my advice, beware of biting neighbors!

That sounds really scary but I'm glad to hear you were able to call for help.  I never go on any staging jobs after dark -- it just doesn't make sense.  I rarely stage alone either, due to safety concerns.  That woman neighbor sounds completely unbalanced.  Was she charged with attacking you?

Wow that is scary.  I agree with Maureen.  I work with a team and we rarely work after dark.  I hope you pressed charges against her.

WOW....your lucky that it didn't move to something physical as she was clearly out of control!!!!  I stage alone a lot and am in the habit of always locking doors...going home before it gets dark and even then I am a little "freaked out" from time to time...and in very nice neighborhoods too!!

Deborah,  it is a crazy world in which we live.  Sounds like the woman needs help.  Her temper is out of control and she needs counseling before she hurts someone.  You did the correct thing in calling the police.  Glad you are safe!  Thanks for sharing.

I hope that you are OK & certainly hope you pressed charges against her for assault: if you don't the same thing might happen all over again once it's time to De-Stage.  Someone needs to put her in her place, imagine if she does this to every potential buyer that comes to see the home?!

How much do you want to bet that the neighbor is the very reason some one is selling their house? Things that make you go "hhhmmmmmm"

Deborah - I'm sorry that happened to you. I too would have been petrified. Her behavior was uncalled for. Fortunately, you had your cell phone. I carry mine (when staging) in an apron in the front pocket so that it's handy at all times. Thanks for sharing this with us. How unfortunate that she took out her frustrations on you.

Your concern is so appreciated.  I wrote this because I hoped to ring an ear of someone that feels compelled to go the extra mile, against their better judgement.  I did this. I have learned that no client or agent is worth physical injury or my life.  I hope those which ask us to do things we are not inclined to do may think twice.  In my case the agent was the neighbor.  HELLO!  No wonder she was back and forth while we were Staging.  She wasn't as annoying as I knew she could be. HELLO! Think she was aware?

I have been back to the property with the mace and ipod video recorder on, in hand.  I expressed the concern of de-staging. Most importantly, I pitty the agent with the REAL potential buyer.   What do you think will happen at the expected open house?  That will be a complete circus or tragedy.

The police were not very helpful.  I intend to record the de-staging. I will file all charges at the occurance of any disturbance.

Two words ..... wasp spray.  It's legal, sprays further than mace, fits into your tool bucket and can be left out on a counter of any home your are staging, well the lis goes on and on.  Wasp spray, never leave home without it. (That should be a bumper sticker)  Be safe and protected.  You never know in this day and age.

Deb, your blog doesn't even touch the tip of the iceberg compared to how you told it to me and the others at the staging last week.  The screaming, the cursing, the threatening - and the less than stellar performance of the police, who sounded like they've been there before and wanted to get out of Dodge ASAP.  I know you were scared to death when it happened, and some time had passed by the time you told me the story and we were able to laugh at it then, but I agree with the others here... you should consider pressing charges, and be prepared if she should approach you again when you destage.  And not just the spray.  You need to be prepared to tell her that if she approaches you, you will call the police again.

I know pressing charges is a pain.  My mother-in-law had to do it about 35 years ago against one of her neighbors hit her with (I think) a garden hose.  It wasn't pleasant, but she felt it needed to be done to show this woman that she could not terrorize the rest of the neighborhood, especially the children (which is what caused the confrontation).  The woman was stunned - she probably never realized how badly she was behaving, and her husband was so embarrassed he didn't want to show his face.  In your case, the umbrella-weiding husband is also a part of the problem. 

I guess at the end of the day, you have to do what you feel most comfortable with.  The good thing is that you don't live in that neighborhood!

Thanks Yvonne, Wasp spray is appropriate. It did sting!  Nightmares and other anxiety.

Monica, you are so right. She told the Realtor I am pressing charges! I haven't, but must be scared! I have returned 3 more times for various reasons. High maintenance client as well- whew what a neighborhood.  De-stage will be more costly. I have to bring along a guard. A big guy!  Know where I can find one?
