Fort Myers Beach Rental Income

I have had several customers this season inquiring about income property on Fort Myers Beach. As the old "cliche" goes, location..location...location is key to being able to rent a property out. I know of owners who are making $80,000 or more on their investment per year. 

There are really three keys in my personal opinion that will assist you in making back some money on your investment.

1. The property management company will be key. Finding a property management company that is not only going to market your property but market it international. There are many tourist that spend winters in Florida from Europe and if your management company can tap into the market your chances of getting the property rented on a more consistent basis is much greater.

2. The location of the properties that rent the best are on the north end of the beach. With several great restuarants and bars in this area, people tend to like this area. In addition, a majority of these can be rented by the week which is important. Additionally if the property is on the beach itself people will pay a premium for this.

3. Building a repeat clientel business in key. If a guest likes the property a lot I find that they book it for the following year even before departing. They are looking for a great location, great furnishings, and a home feel with the convinience of the beach.

Another key item to take into consideration is owner weeks. Owning a great property on a great beach should be enjoyed by the owner. However, the owners need to be aware that owner weeks do take from potential revenue.
