Tips For First Time Buyers

By
Real Estate Broker/Owner with Real Living GreatWest

When I bought my first home, it was with much anticipation and following many days of nerve-wracking calculations and tonnes of paper work. There were so many options to choose from, so many decisions to be made. Often real estate agents can give us a myriad of choices which can prove to be quite confusing. I could not decide on the size or the design and I completely  forgot about location. However, while browsing the internet, I came upon the great west Gmac blog http://www.greatwestgmac.com and it was an eye opener. It simplified the entire process. For one thing, the information was neatly packaged and I could choose what I need to know and not overload myself with unnecessary trivia. The site offered virtual tours of many homes which helped me narrow down options regarding the kind of house, the area, the facilities and amenities around it, what sort of pricing would work best for me.

In the present scenario, along with affordability, resale value is of vital importance and as clichéd as it sounds, location is one thing that can never be too important. When picking your location, make sure it’s in a neighborhood that fits your idea of the place to live in and offers you the facilities that you are looking for. The site also had great reviews on different kinds of homes, big and small, and helped me clarify what would fit my budget best. While loans are easily available, they are still strict in terms of regulations and payment options. It is not a good idea to go for a home that is heavy on the pocket if you are looking at real estate as an investment option. It also gave me excellent opportunities for resale so that I did not have to simultaneously bear the brunt of two mortgages. I was able to sell off my home at a good market price and obtain the down payment to buy my new home.

There are homes that also have assured rent. Here, the builders guarantee a certain rent on your home and will take the responsibility of finding tenants or paying you a set amount as stated in a prior agreement.

There are also green homes available which are low at energy efficiency, help waste reduction and have sustainable architecture. You can feel good about your buy doubly as you contribute to the environmental well being as well.

Going for foreclosed homes can help in getting you a good deal. Here patience is the key along with researching and finding good options that will prove to be a good investment while not draining out your pockets.
