What benefits have you received from Realtor.com?

I was on Realtor.com today looking at news and any information that may be helpful to me today. While I was on there I was thinking to myself, in all of the years that I have paid my Realtor dues, what benefit have I really received if any? The short answer is I don't recall any benefit whatsoever. If I think about this to much I will get really frustrated.

I know that some on Active Rain are firm believers in being a "Realtor" I wonder if you could take the time to tell all of us why we pay dues and what they really do for us? I know that we have a political lobby and they supposedly do lots of things behind the scenes. I am not sure if I like the fact that my money goes to "wining and dining" politicians whether they be democrats or republicans. I know this is how things are done, but I can't say that I like it very much. I wonder if our Realtor organization had anything to do with the advancement of the Community Reinvestment Act that contributed to this mess to begin with? I know that they pushed for the tax credit that has temporarily spurred on sales and such, but I have mixed feelings about that also. We are broke as a country and giving people 8,000 dollars that we do not have is not very wise in my opinion. I know the rationale behind it and it is definitely a better investment than bailing out all of the big banks.

So getting back to the benefits of being a Realtor. Have you ever received a lead from Realtor.com that you did not have to pay for as a service? Have you ever been called by them and had them offer a zip code or area to you for a monthly fee? I have and frankly, it really irritates me that I pay 600 dollars plus a year and then they turn around and ask me to pay for lead generation. That was a while ago and I am not sure if they still do that, but it makes my blood boil. I am a capitalist and I am all for businesses making money, but not in this case.

Now they have created this nifty credit union for us that they have been touting. Anyone have any experience with that? I am happy with my bank and it is nice to be able to see someone face to face, so the idea of having someone who I cannot meet in person keep my money is not appealing.

Some of you are probably saying, well if you don't like it then stop paying your Realtor dues. Well we all know what happens when we start messing around with a monopoly like the Realtor association and MLS and so on and so forth. They find creative ways of making you pay one way or another, whether it would be in extra dues or by spending extra time taking additional classes.

So who is going to be the brave one and defend Realtor.com? Please keep it civil as I have been respectful in my assessment and professional with my comments. These are hard times and we don't have a lot of excess money to spend. I just want to know that I am getting a return on my investment and at this point I do not believe I am.

Realtor.com is great if you're a listing agent.  But if you dominate on the selling agent side--you know the side that actdually brings buyers to the table of seller to negotiate offers, then realtor.com is nothing but a competitor taking away leads from your idx websites on which you may have spent thousands of  $$$$$ and dozens or hundres of hours on content or seo. 

 

I despise realtor.com for siphoning away leads by its dominance in search around much of the country.  I will proudly not be renewing my NAR membership next year now that I'm opening my own brokerage JustNewListings.com, Inc. and will state as much in advertising that I'm proudly not a member of NAR.

John, I like the way you think. They wouldn't have the listing unless we obtained it first. They should pay us, especially since they are using our listings for lead generation. Unbelievable.

Hi Steven, interesting post!  I view Realtor.com as a "necessary evil" because the sellers really like seeing their listings on there.  I quit getting multiple, money-making leads from them when the market tumbled.  I don't think I've had a sale from R.com in at least a year, perhaps two!  Our company negotiated a decent price for the agents to have an enhanced site (about 1/3 the cost of doing it on my own) last year, so I went for it.  I am currently looking into setting up my own website, but I may still renew my company negotiated R.com site this spring.  On another note, I have never been thrilled by the customer service at R.com.  If you don't look at your site every day to make sure they haven't messed it up somehow, you don't know they have technical problems as, heaven forbid, they notify their customers of it!  And I will never forget this one: I called in on an issue that nobody knew what to do about.  "Someone will get back to you", they said.  And they did - 8 months later!

I have received no benefit from Realtor.com or any other organization I must pay dues to, with the exception of MLS, which I think is pretty steep to pay also.  I agree with John that they should be paying us to use our listings. It seems like everytime you turn around its costing more and more money to sell a home and then clients complain about how much comission we charge.

I believe there is value in being a Realtor.  I suppose being able to buy health care is the biggest, but I am not happpy with Realtor.com.  I think it should run for the benefit of all of us, not those that can afford to pay huge fees for advertising there.

Hi Steven, Yes it is not so pleasant paying all the high dues. I would also like to know where all the money goes that we must pay in.  I do think it is way too much.  I get no benefits from realtor.com

If REALTO.COM went away today who would miss it?   My leads come from my own website and from HAR.com and my own self marketing.  Neither I nor my 58 agents have received any significant business from REALTOR.Com, especially in the last 4 years.

Realtor.com has laid off on their selling features to Realtor in my area and it is expensive to advertise.

I agree with you 100%.  I sold real estate in a small rural area for years where we didn't have a board to join so our listings would go on realtor.com and I did just fine.  I've even paid the "extra" so I could go in and do all the work adding photos, etc. and never saw a single dimes benefit from that "service" they offered me.  I'm getting fed up with all these sites that are becoming more and more greedy as our pockets are becoming more and more empty.

What's the answer? I wish I  knew.  I just wrote a post about being mislead into thinking I was buying a great lead service and now they tell me they never sold it as a lead service but as a way to increase traffic.  That's not true but what can I do?  

Maybe we should unite and form our own real estate professional owned site kind of like a co-op.  What do you think?

Never joined!  I hate BIG BOY UNIONS AND MONEY GRABBERS!!!  Not to mention removing myself from all the Phony Facts and False optimisum that comes out of the NAR think tank.  It's always a great time to buy Real Estate as long as you can afford to own it.  That doesn't seem to be the case in today's market does it?

Realtor.com is our COMPETITION...most sites that aggregate listings are our COMPETITION!   Use them for the sake of your sellers but treat them accordingly and recognize that feeding them is a double-edged sword.

When we stop thinking like its a good listing tool...then we will begin to turn the corner. I do think there are some markets that it may still work well in but actual buyer activity and $$ are slim in my area.

I am not thrilled with any national website that pulls in a compilation of IDX'd listings.  I would rather see all consumers going to local agent or brokerage owned website or at least local MLS board IDX websites.  I have never been able to find the value in realtor.com.  As for the NAR, yes I do find some value in their resources and their work, and absolutely find value in our state association.

I used enhanced listings with Realtor.com for years and sellers were impressed with their home's placement there.  Years ago, I received one "suspect."  However, with Zillow and Trulia offering, in some cases, better services that Realtor.com, it made more sense to me this year to put those advertising dollars from Realtor.com into something else.  So I have enhanced listings on Zillow, Trulia, Yahoo, Google, and others, only I don't have to pay extra for them.

Beside, when I showed the tracking numbers from Realtor.com to a seller, their eyes popped out of their head.  My MLS showed tracking vistors of maybe 250.  Realtor.com showed tracking visitors of 25,000 in the same period of time.  What did the 25,000 "visitors" mean?

My listings are still on Realtor.com, just not "enhanced."  It's been nearly a year, and so far, I'm not sorry I made that move.

I despise being forced to pay the $ 500.00 fees to Realtor and the NAR.  Yes their idea is to Milk Realtors and not to help us market.  Every Year they seem to dream up ways to get more out of Realtors instead of promoting the profession.  And yes I went the route of buying up ZipCodes etc and that yielded Zero Zilch.  Lets get some new ideas and ask for specific changes in this organization while Zillow and Trulia and Yahoo are begining to run circles around this ancient org.

Steven, I agree with you about 95%.  I advertise on Realtor.com and have not received any benefit from it, even with the enhanced pricing to be in the top groupings. 

The 5% I get out of it, is some ideas and information for AR blogging. 

I think it's overpriced and am in the process of moving my dollars into my own website.  I use AR to promote that and believe it's more powerful than what I receive from Realtor.com.

I refuse to spend money with Realtor.com.  My listings are on there - the basic stuff.  If I want my name to be on MY listing, I have to pay them???  Nope.  I refuse, as I have for 9+ years, to be blackmailed by them.  They have my pictures on there, my descriptions, etc. and if someone emails for information, it goes to my broker?? 

 

I am lucky that HAR.com is typically the first place people look here.  HAR has done a great job of getting their name out there and our MLS is one of the best around.  Leads on my listings come to ME.
