Are YOU using all of the tools you've invested in?

Recently while teaching a class I was discussing how I had just gotten a new listing which had been on the market for quite a while with a different agent.  I told the class that when I Googled the address only ONE listing came up... Homes&Land... NO Zillow, NO Trulia, NO Craigslist.  Just Homes & Land. 

Well, that little lesson about how the old days of just sticking it in MLS and it will get sold are GONE turned into a polite email from the publisher of Homes & Land.  It seems that many of her advertisers were in the class and called her up and said "you told us that our houses automatically go to all of those sites! What's the deal?"  

So here's "the deal" which will be promptly followed by "the lesson"  

After a lengthly phone call with the publisher AND her making a phone call to her programmers/techies, here's what you need to know:  

"The Deal" 

First and foremost, I was NOT talking bad about H&L. We advertise with them.  Have for as long as I can remember.  We get calls.  We get leads. Period.  

Secondly, their listings DO get "pushed" to 23 different websites, (including Zillow which up until January you could advertise for free on but now they charge if you go direct).  More precisely, the homes in the magazine AUTOMATICALLY go to those 23 sites UNLESS you specifically check a little box that tells them NOT to.  For your listings that aren't in the magazine, they do an MLS feed to the 23 different sites, but for these you have to check a little box that says you DO want them syndicated to the listings.  

"The Lesson"

KNOW YOUR TECHNOLOGY!!!  It amazes me how many agents are investing in tools and not using them to their fullest!  In this market of decreased commissions, decreased sales prices, and fewer buyers, we need all the help we can get!  If you are paying for leads, advertising, virtual assistant, voicemail, websites or ANYTHING else in your business, call up your representative or go through their online help/tutorials and make sure you're using all of the bells and whistles.  This other agent was paying for a service and missing one of the big benefits of it... the syndication to the 23 websites!  

The other lesson? Be mature enough to admit when you've made a mistake... I was scared to make the call to the publisher to clear up the situation, but as soon as I did and we discussed the situation, I felt a whole lot better not having that hanging over my head.  This is a small world... word gets around... both when you do the "right" thing and when you don't.  Your reputation is critical.  Swallow your pride and make that call... I'm glad I did!

Andy the answer may be that we are experiencing technology overload.  I recently had to do some shifting of resources because I was spending dollars but not using the tool or reaping the benefits.  I also have recently been entertaining the idea of adding a marketing pro to the team to take full advantage of the digital resources avaialable.  That alone can be a full time job.

I feel one of the keys to what your post is about is "understand" the tools we have, and use them wisely. Quit "buying and trying" new tools if we aren't really going to use them. If you have stuff you don't like, or know you won't be using soon, stop paying for it. Create a plan to shore up what you are using and when you will bring on the next addition to your toolbox.

Attended Rain Camp

I agree, there is a bit of overload to check on all the sites to make sure that they are correct and pointing prospects to the right place. I have noticed too many of these sites that feed from one to another have inaccurate or yesterday's news. Price changes are my biggest pet peeve.

 I am also tired of paying for everyone to do everything! This is not rocket science, but the fees that are charged make me feel that  you should be able to see me posted on the moon! All of these services have now become leeches on our income. Tracking where you get your leads is important, but knowing what information is on the sites is critical. Bottom line price it right and sell it. That spreads like wildfire!

If that listing agent was expecting the listing to go to all those sites, all he had to do was take 30 seconds to Google the address himself. He could have then contacted H&L and figured out what went wrong.

I've been running an ad in Homes & Land for about a year now. Always make sure to put our best deals in it even if they go sale pending.  I must get 3-4 calls per week with buyer leads as a result of the ad.  It's not cheap but the ads do make the phone ring.

There is certainly an overload of resources and I am using more and more.  I get leads from amazing places I have not even realized I was syndicating to.

Yes! Pros must know what they are doing.

Imaging you CPA, Lawyer, and Doctor don't know what they are doing. You either be in  jail or underground.

Andy~  I can certainly appreciate your views on this!!  Knowing what the tools do in regards to the promotion of our business or our listings is integral in the information age that we live in!

We do have alot of tools at our disposal.   The key is knowing how to properly use them.  I agree with Kathryn, it's hard to keep up with all of them.
