Time to Purchase 

Is it? 

Not really, but it sure makes for excellent headlines!   Here is the latest article touting the bad side of what is happening in the Real Estate Market - The Riskiest Housing Markets.  I live in Florida one of the markets that is mentioned.

Should that stop you from purchasing a home in the Celebration Florida area or anywhere in Florida?  That depends on  your reasoning for purchasing a Celebration Florida home.  If you want to purchase a Celebration Florida home and flip it and make tons of money -- not a good idea.  Do you want to purchase a Celebration Florida home to live and enjoy for several years to come?  Then now might be the right time to purchase your ideal Celebration Florida home!

The media is great resource for information, but many times these headlines and articles are written at a national level.  If there is one thing that I have learned is that Real Estate is LOCAL.  You need to work with a Local Real Estate Expert.  So read the articles, watch the news, but find a local expert that you trust and listen to their experience. 

Sellers -- the most important thing you can do is not panic, price your home in today's terms and listen to your Realtor as to what it will take to sell your home.  This might be incentives to buyers, staging your home or pricing it far less than what you want to.  Remember the goal is to sell your home!

Buyers -- Set your goals for your housing, be willing to be in the home for two or more years.  Most importantly be very aware of your financing and don't use your home as an ATM Machine.

I just posted a localism piece for Hollywood and I tried to do a little research first but I was helping a buyer down there find a condo...we placed an offer on one yesterday and he enjoyed the photos I sent him as he is not even here..I went looking for him.He trusts my judgement and my knowledge of the area. It is important for the agent to experience the area so the consumer will feel comfortable as well.

How True!  Real Estate is definetely LOCAL.  I am glad you mentioned that sellers need to listen to their REALTOR at this time.  Most the time buyers and sellers think we are only out for the "big buck" and don't care about them.  In most cases this is so untrue, if you are a good REALTOR you know your market and your customers know that.

Real estate is far to local for some of these bad, blanket, all encompassing headlines.  There are great values in almost any community.   Regretably, many buyers will be dismayed they didn't take advantage, especially this summer.  The pendulum is at the bottom for only a split second and then where does it go?

Carolyn -- Caring for the clients is an aspect that the media seems to gloss over.  They like to report all the negative.  It doesn't matter what reality is, the bad sells.   Now what we have to tell some of our clients is not good, and they don't want it to be so.

Chris -- I know I am going to hear a ton of people singing "Why didn't I listen to you" song in the future.   It always happens....I know one person who a year ago I suggested that they list their house just under $1 million dollars inestead of 1.2M.  That home is now under contract with a list price of $799.

Home sellers in Maryland and Northern Virginia need to listen to home buyers.  Those folks who are staying at home, renting or spending their money at the mall. 

Silence speaks volumes.  OH MY! ! !    That sounds like a good title for a blog.

Yes, that's a catchy headline, forsure.  I agree, those sort of headlines catch people's eye and sell papers and stories.  The news in my area is using them all the time.  Never anything that would be useful for the buyer an seller in this market.  Just gloom and doom.

This is a GREAT Time To Buy.... It's a buyers market. Buyers should buy when it's a Buyers market not when it's a sellers market. In a sellers market the prices are inflated and many time people over bid asking price!  Buy a home now!

A home is not a investment if you are going to live in it.  In that case it is almost always a good time to be a home buyer.  This is one of those cases where it is a good time to buy.

Nice post .. short and to the point..It's an interesting market eveywhere and definitely local.  In some areas the market has taken a nose dive and will be a long time in recovery.. in others the market is slow but not dead and will just chug along for a few years on the flat side. and then in places like the Northwest it is still going up..a lot.

Buyers are sending a strong message to sellers in today's market.  There is a lot to be heard in the silence.  Recent sub prime issues have affected the ability of many home buyers to achieve the purchase of their dreams, prices have escalated at an abnormal pace in recent years and the market is saturated.  The competition is fierce to sell a home, either you are in the game or you are not going to sell.  Great article, short, sweet and to the point!

Colleen, you make an excellent point on when is the right time to buy.  This decision needs to be made in context to what your goals are, only then can a Buyer determine if this is the right time for them or not.

Laurie -- The buyers are definately sending a message to the sellers. 

George -- Buyers need to know that even with all that the media coverage that it is a highly personal decision and they need to make an informed decision.  Working with a local expert, not the national media is the best way to accomplish that!

Griselda -- Again, why the media isn't always right when it comes to what is going on in the local market.

William -- I think the media is really 6-9 months behind what is actually happening in the market.

Colleen, you said that you consider graphic signatures as "comment spam" and that's why you deleted them (mine and William's). Can you explain please? 

I just started using a graphic signature after learning how to do it from another blog here at AR. I've also seen these signatures being used on many of the AR blogs I've read. 

What is comment spam? I have only heard the term spam being used for the unwanted emails we receive or for the horrible food (is it really food?) that is sold at supermarkets. 

Also, I'm a bit confused and embarrassed at the same time. It seems that I offended you in some way, but I don't know or understand the reason. So that's why I am asking you to explain what you mean instead of ignoring what you did and what you wrote.

Ann -- I hope the public is getting bored with it.  I know that I am!

Griselda -- I did not mean to confuse or embarrass you.  And I guess that there is a lot of confussion regarding the topic...  When you put a graphic signature n a comment--it says "I am more important than your post and I want everyone to know it"  Some member even embed links to their blog behind the graphic. 

People read my posts and I regularly delete such comments because I am offended.  Some members just delete it and do not acknowledge it.  I realize that most members don't know better so I delete and put the comment back in another comment minus the comment spam.  I used to call or email everyone that put comment spam and asked that they removed it which is a way of handling it.   Every time I have called/emailed someone they have taken care of it right away.   But lately, I don't have the time to follow up.   

What exactly is Comment Spam.  Well simply put it is unwanted comments.  This is a hot topic and not just an issue on ActiveRain.  Guide To Dealing with Comment Spam, Comment Spam Manifesto, Solving Comment Spam and Combating Comment Spam are all articles written outside of ActiveRain.

Now there are instances where it is ok to link -- when it is invited like Maureen McCabe recently did in The Bus Stopped in Columbus - BlogTour USA .  I previously wrote Stop Spamming Your Fellow Active Rain Members and it bears mentioning again.

Everyone has an opinion (and these are just a few posts regarding the topic here at ActiveRain):

Colleen; I am not sure how I missed your post - but I did - great thoughts and information - I love how you emphasize using a local REALTOR® It cracks me up when agents from 100 miles away come into my little town and try to represent a buyer - then wonder why they can not get the home sold on a flip - well duh the value was at the top when you purchased.... thanks for posting in the risk management group too....

It is sad but true, that these stories are written specifically to sell newspapers! All the hype about the housing market and how bad things are. We are actually not doing bad in our area, but you would never know it to read the newspaper!
