I always coach buyers that before they make the decision to work with any real estate agent, interview a few agents before moving forward to make one of the biggest financial decisions in their lifetime. I hear often times that prospective buyers give their friends a shot or the first agent they speak with and sometimes its not the best decision. Remember that the real estate market has changed over the years and you need someone knowledgeable and an expert with the local real estate market.
Remember that all agents are not created equal. Before you make the decision, ask the realtors you interview the following questions:
How many homes did you sell last year?
What is your typical list-price-to-sales-price ratio?
How many buyers and sellers are you working with at this time?
How do you plan to meet my needs? As an informed buyer, you should know:
- How the realtor will search for the new home
- How many homes you will likely see before finding a home you want to buy
- Whether or not you will be competing against other buyers
- How the realtor handles multiple offers
- Whether the realtor presents offers independently
- Could I see a list of references?
Why are you better than your competition?
Can I review documents that I will be asked to sign beforehand?
How can you help me find other professionals?
How do you set your fees and commission structures?
How can you help me buy the home I want?
What guarantees do you offer?
Is there anything I haven't asked you that I should know?
My suggestion would be to never pick a real estate agent just because they were the first agent you spoke with, pick them because they are the best agent for you and will get the job done. Hope this helps! Thank you!
