Ever seen one of the "new" ceiling faucet, or ceiling fill garden tub?

They definitely are mostly found in upper end homes, and they may be elegant, but buyer beware - they leak. Not only do they splatter water all over your bathroom floor and walls but they also leak up in the ceiling above. This is the third one that we have discovered the sheet rock in the ceiling around the water outlet wet. The first one we found had a large mold colony growing inside the ceiling.

The best inspector in the world with the most powerful flashlight would have never discovered this. Always insist on infrared thermal imaging home inspections.

The hot water is the red line falling from the ceiling. The blue area in the ceiling is the wet and moldy sheet rock.

I had not yet seen one of those, but from the title, I imagined water splattering all over the bathroom.  Thanks for the photos.

Many of my buyers have had good experiences with a local inspector that uses thermal imaging.  He also inspected my current home.

So many agents are becoming reluctant to use "non-infrared" inspectors these days. We are experiencing 3 to 4 agents a week converting over to "infrared".
