Looking for Five Star Sellers
March Madness is just around the corner. Since my favorite college sport is basketball I am going to use the evaluation of a basketball player to help home sellers understand how they can make it much easier to sell their home.
Every recruiting service evaluates athletes. Most use a star system and the highest rating is five stars. For example Scout.com has Terrance Jones from Jefferson High School in Portland Oregon rated as a five star forward. Terrance has narrowed his choices down to five schools. Two of those schools are The University of Washington and The University of Kentucky. Well, since I bleed purple and have two degrees from The University of Washington and I live in Lexington the home of the Wildcats I have special interest in Mr. Jones. Terrance Jones has skills that elevate himself above the vast majority of high school basketball players in America. Those skills will give him a scholarship to a major university and probably allow him to play pro basketball as a very young man.
Five star sellers will not reap the quantity of rewards comparable to Terrance Jones. However they will find their homes selling quicker and at a higher price. So here is my opinion of what makes a 5 STAR HOME SELLER.
First Star *
Five Star Sellers are motivated to sell their homes. How do I evaluate whether you are truly motivated to sell your home?
You are willing to look at all the facts I provide you about the comparable properties that have sold in your neighborhood and base your listing price upon those comparable properties.
You are willing to do whatever is necessary to get the home staged so that it will be marketable. If you cannot afford to do anything then you are willing to discount the price accordingly.
You give me the freedom to pull out all the stops in marketing your home. That includes taking all the pictures and video I want inside and out of your home and then writing blogs and using embedded video on multiple web based platforms.
Second Star **
- Five Star Sellers will do everything possible to bring excitement and energy to the whole process of selling their home. I know this may be asking "the impossible" if your circumstances right now are difficult. If right now you are facing "the impossible" and cannot conceive of even faking something positive then you will at least give me permission to bring as much positive energy to the marketing process as possible. For instance, if I want to put streamers in the driveway to advertise an open house or cheer up your home with flowers you will oblige.
Third Star ***
- Five Star Sellers will make their homes accessible a minimum of eight hours a day seven days a week. Accessibility means that a realtor can call ahead with a minimum of two hours notice and show your home. It is also means the home will be in good showing condition. Animals removed or crated if necessary, the beds made and the home generally in good order.
Fourth Star ****
- Five Star Sellers make every reasonable effort to respond to all communications. If you will not be available to respond to phone calls or emails you will notify me as soon as possible .
Fifth Star *****
Five Star Sellers are forthright about everything that could affect the selling of your home. Some examples:
You and your spouse have agreed to sell but you have not agreed upon other critical things that may affect the sale of you home such as how soon you are willing to be out of your home or what appliances will stay.
You have a loan from a family member that is not recorded but both of you have agreed that it must be paid off at the closing of the home.
You are behind on your payments.
You had uncle Bob repair a leak in the bathroom. That repair along with every other repair or problem must be reported in the seller's disclosure statement.
