What's Happening in the Charlton, MA, Real Estate Market?

March 7, 2010:  Are you thinking of buying a home in Charlton, MA?  Or perhaps you have a property to sell and want to know where your home stands in the market.  Here is an overview of what has been going on in real estate in Charlton, MA.

2009 Year in Review

In 2009, 86 single family homes were sold in Charlton, MA.  The average sale price was $253,741 and the average time on the market was 154 days.

Compare that to 2008, when single 73 family homes were sold in Charlton, MA.  The average list price was $288,452 and the average time on the market was 171 days.

So what does all of this mean?  More homes sold in 2009, at a faster pace and at a lower average price.  Does this mean that home values fell an average of $30,000?  Not necessarily - it means that properties in the $250,000 range were the fastest selling. 

A market recovery starts at the bottom, so the fact that more homes sold in 2009 compared to 2008 is a good sign.

What's Happening Now

Happily, we are seeing a nice burst of activity in Charlton since the beginning of 2010.  To date, 14 single famliy homes have sold, and another 17 homes are under contract - 13 of which are priced over $250,000. 

Be mindful though that there are still 76 homes on the market, which indicates about another 6 months of inventory to be sold.  Charlton appears to have moved from a buyers' market to a more balanced market.  With the buyer tax incentives coming to an end, time will tell whether we are in a stable market recovery or just a microburst of activity.
