Hard Hats In Hand We're Off On Tour

Cambridge Coldwell Banker agents tour new condos under construction It's not every day that we tour property in hard hats.

But here we are this morning, all decked out in hard hats and sensible shoes at the beginning of our weekly tour of new listings.

We were touring Phase II of a condo project in Cambridgeport - Dana Park Place.  This former church will be converted to 20 condominiums priced between $789,000 and $1,200,000.  The condos will be completed later this year but today we were touring a construction site.

Condos in renovated churches are popular options for Cambridge real estate buyers and Dana Park Place will appeal to buyers who appreciate proximity to Central Square, Harvard, MIT and the river.

Theresa Kitaeff and Jim Myers, my coworkers at Coldwell Banker on Huron Ave in Cambridge, are the listing agents.  Theresa and Jim had breakfast - and protective gear - ready for us bright and early this morning.

It was a great start to a tour that took us through five towns and nineteen properties. It may have been snowing but it's springtime in Cambridge!

Wow, what a difference in markets. Condos in that range, and the developer is not afraid to do the conversion... Good for you, guys

Hi Jon ~ Our market is fairly healthy and condos make up a much bigger part of it than single families. There have been a few auctions in Boston and the 'burbs but developers are still plugging along in Cambridge.

How interesting, from a church to condos? Looks to me like this is a very affluent market place. I'd love to see more photos as the conversion takes place.

Hi Linda ~ A number of churches have been converted to condos in my neck of the woods. Many of the units are very dramatic spaces with incredibly high ceilings, large open spaces and interesting architectural detail.  This project has a converted school building next door and condos in converted schools are also very popular here.

Liz, I've seen condos with very interesting moulding spring from old churches here in Baltimore. I've also seen old warehouses become very modern looking condos.

Hi Liz ~ I gasped at the price too. Wow, what a difference to Iowa City! We're a college town too and also have a vibrant condo market. People get sticker shock when they come here and see the prices - I guess they'd have a heart attack moving to your neck of the woods!

How big are these condos anyway? Just put together a deal here where condos in a super location close to the UI Hospitals / Med School (around 1200 sq ft) are going for $160,000 - $163,000...

Hi Andrea ~ When I did the blog post about condos in former churches and synagogues it was very interesting to see how the buildings had been used over the years - church conversion is not a new trend it seems - some became theaters or business space decades ago.

Hi Linda ~ I love condos made in old mills or old schools - big windows, high ceilings, lots of space.

Hi Denise ~ Sometimes people cry! It depends on what part of the country you're moving from. These units will be 1400- 2100 sq.ft.

Hi Susan ~ Dana Park Place combines two really popular redos - a converted church and a converted school.  And Dana Park across the street is a really pretty park - great combo!

Hi Russel ~ I don't know the back story but it does seem that with churches, as with so much else nowadays, there's a lot of consolidation going on.  But that's nothing new it seems - I think I mentioned above in a comment, when I researched other conversions it seems that this is a trend of long standing - church buildings have been put to other uses for over a century. 

I'm not sure re this particular congregation but there's definitely no shortage of churches in the neighborhood - I had an open house on the other side of the park a few years ago and Sundays were a hassle - it's the day when you don't have to be a resident to park - making it a good day for open houses usually - but in this location I think there may have been half a dozen churches nearby so parking was a challenge come Sunday.
