If its your first time buying or selling a home you may not realize how much of an impact the proper staging of a property, inside and out,  can have. 
I viewed 2 properties recently that just kinda made me go "Really?? This is how you want to put your property on the market??"

You would think it was a pretty straight forward concept. The first time someone views a home is a first impression. You can't make a "first impression" twice. In essence, it's kind of like a blind date, set up by your realtor. If on a first date as you're meeting the guy (i say guy because I can relate!..) and the first thing you see is bad hair, stained clothing, dirty nails, the god awful smell that you're too afraid to find out where it's coming from, perhaps bad teeth, pictures of his mama spread out all over the table, what are the chances you'll be looking forward to your next date or be able to picture yourself living happily ever after with this guy??.. Ya, i thought so!
Probably the only thing you'll be able to focus on is getting outta there.

Its basically the same thing with a property. The more presentable and appealing to the eye, the more interested buyers will be. You don't need to go out and hire a professional home stager but putting some effort into the esthetics of your home will pay off. It will sell quicker and you may be able to get more money for it.


Simple, inexpensive changes can go a long way. Putting away family photos, taking care of the landscaping, de-cluttering counter tops, a fresh coat of paint and reorganizing closets just to name a few. Odors is another big one. Oh is it ever! Nothing is more of a turn off than a foul smelling house. Ewwww! Buyers shouldn't be able to tell what you had for dinner last night, what kind of animal you have, if your trash cans need to be dumped out just by inhaling as they walk through the front door!

Bottom line is that it needs to be pretty! Pretty, pretty, pretty. Everybody wants a pretty house. Even the men out there, although they may not use that exact word to describe it!

There are many websites that offer helpful tips to getting it done without letting it overwhelm you. I would suggest taking a little bit of time to do some light reading on the subject. You wont regret. I swear! Can't find a good one? Let me know, I'll try to help!

Stage is a great factor to sell a home quickly, I've seen staged homes and it seems that I will be using a stager on my next listing, keep the good work :)
