Wow, what a summer day! Spent the last three hours attempting to hold an open house but the showers sort of washed the day out. When you schedule an open house you have no way of knowing if the weather will cooperate. I am not complaining - the weather in Florida is almost always cooperative (read that as "beautiful"). Anyway, while sitting out the rain I decided to take a look at the sales figures for the Viera area only of Brevard County for the past 30 days.
During the period of June 15 to July 15, 2007 there were 44 homes sold according to my research of the Brevard County MLS data. If you are not familiar with Brevard County, Viera is a planned unit development in the central county, located about 15 minutes from Cocoa Beach, 40 miles from Orlando, 15 miles north of Melbourne - a prefect location.
Of the 44 homes that sold the price range was from $155,000 to a high of $499,990. With such a diverse range I must point out the $155,000 was for a home in the Indian River Colony Club, a 55+ gated golf course community. Actually, of the 44 homes that sold, there were 8 properties in 55+ communities (5 in IRCC and 3 in Heritage Isles). The average list price for these properties was $299,456 with an average sales price of $283,134. If you do the math you will see that the average sales price is just shy of 95% of list price. The days on the market for these properties were from less than a month to more than a year. The average days on the market for all properties was 106 days. Please note that these sales usually do not include any new construction properties.
So, what does this all say to us? First, people are buying homes in Viera and the list prices have a little wiggle room for negotiation. Sure the inventory is higher than a year ago but....bargains exist that were not there a year ago. In the market for a new home or selling, give me a call.
