Newport Coast Realtor Home tour of July 5, 2007 offered only 5 houses for the tour with listed prices from $1,299,000. to $4,500,000.  It was another perfect Newport Coast day with lots of sunshine and a cool breeze keeping the air over the hill fresh and the stunning views of the blue Pacific ocean crisp.

The information and photos given here is taken from SoCalMLS listings data base for Newport Coast and is deemed to be correct but I always advise personal verification.  The opinions stated here are my own and given as a personal opinion only.

Working as a buyers advocate and representative I feel it a personal responsibility to my clients to visit as many Newport Coast homes for sale as possible each week.  By getting a personal perspective and feel for each home, I keep on top of the currently inventory and have a better understanding of current market conditions but I also frequently gain first hand insight into the seller's situation and other special circumstances that I use to enhance my buyer's position.

DQue's Views:  Nice condo tastefully decorated and in good condition, has a 3rd floor bonus room.  To me the drawback here is that one enters the home via a flight of stairs, with the exception of the bonus room the home is on the second level of the building.

DQue's Views:  This is listed as a three bedroom but it is in reality a two bedroom with the possibility of converting the den into a third bedroom without storage.  This is a nice unit with the kitchen, a bath and den on the first level.  Has small back yard which isn't a feature of every home in this tract.

DQue's Views:  One enters this home on the upper level which is comprised of the living room, kitchen and the master bedroom; there are two bedrooms and baths downstairs with a nice family room and access to the back yard.  Home offers ocean views from most rooms.

DQue's Views: This is a spacious and elegant home situated on the edge of Los Trancos Canyon wilderness area offering quiet views of the valley and a peek of the ocean.  This home is designed for entertaining both indoors and out with loads of upgraded features through out.  The kitchen has everything a gourmet chef could want and there is lots of space to work and entertain.  For the price this home offers its new owners a great value.  If you are in the market for an executive entertaining home you need to have this one on your list of must sees.

DQue's Views: Nice spiral staircase in the entry with an odd room behind, it probably should be converted into storage or wine cellar.  I like the mixed use of wood trim with the carpets in the master.  This home offers the whale watching views of the Pacific below so typical of homes in the Crystal Cove development.  While not an old home, this house could use some touch ups.  There are way too many nail holes in the walls from the art that was removed and some minor things that should have been taken care of before going on the market.

Thanks for stopping by Nancy and for your nice comments too.  I love touring homes it keep my finger on the pulse of the market.  Realtors are happy I do this too as it provides one more avenue of exposure for their properties.

Cheryl-Anne  Most of the homes are actually being lived in by their owners.  On occasion we find some that have been staged but this is only if the owners have moved.  Most of the homes however have furnishings and accessories selected for the owners by a decorator.  So in that sense I supposed we could call it staged.
