Recently, one of my agents told about a property she is going to write an offer for contract. It seems there is a story that goes with the property and is being spread around by the current listing agent. The home has been on the market for nearly a year in a nice subdivision in an upper end part of town. The former listing agent was a personal friend of the owners who moved to Florida and left this fully-furnished home in trust and care by their friend and listing agent.
There have been, apparently, no offers, at least one major party per month with booze and noise aplenty. The home has not been advertised, has not had an open house and, according to the new lister, never marketed. It has also now been reduced $125,000, the lowest amount ever asked for a home in this development.
So, if you were the new listing agent, would you have said the same, made up another story more believable story or said something else?
If you were the buyer agent, how would you explain why the property had been on the market for a year, reduced by $125,000, but was still a good investment?
