Party House or Lying Agent???

Recently, one of my agents told about a property she is going to write an offer for contract. It seems there is a story that goes with the property and is being spread around by the current listing agent. The home has been on the market for nearly a year in a nice subdivision in an upper end part of town. The former listing agent was a personal friend of the owners who moved to Florida and left this fully-furnished home in trust and care by their friend and listing agent.

There have been, apparently, no offers, at least one major party per month with booze and noise aplenty. The home has not been advertised, has not had an open house and, according to the new lister, never marketed. It has also now been reduced $125,000, the lowest amount ever asked for a home in this development.

So, if you were the new listing agent, would you have said the same, made up another story more believable story or said something else?

If you were the buyer agent, how would you explain why the property had been on the market for a year, reduced by $125,000, but was still a good investment?

Based on your story, the listing agent seems unprofessional, and irresponsible. Wait to see if it expires and go after the listing yourself.

Wow, what a mess! I think we have the duty to disclose everything we know that effects the value of the property. If the reason why the House hasn't sold is not disclosed to the new buyer, well you can bet the the neighbors will tell the new owners all about the parties and such.

Lori - with any luck, my selling agent will have a ratified contract on property by Monday.

Rosetta - That's a fact. The problem we get into into hearsay and what actually happened.

I would never make up a story to go with a property- Atleast an offer seems in the works...on to the next one
