Really, I can't figure out if they need new machines or they're just getting too many short sale packages that the newer machines just can't handle.  Then there's the emailed information that seems to digitize itself right out of their systems.  Boy, I couldn't live like that.  Let's just tackle one problem at a time.  We know the banks are in deep trouble because if it wasn't for our helpful government they'd be out of existence right now.  They can't go back to Big Brother for more help so the next agenda is to pile on the fees and charges to become viable once again.  No more free steak knives, toasters & luggage for you, the faithful depositor.  I know that if all AR members contributed a measly $2 each we could solve this problem and get our economy back on track.  If we don't help fix the housing industry how are the banks going to help our buyer's get mortgages.  I'm urging you to lead the way and claw through the debacle of subprime lending and let your efforts ring true.  Sleep well fellow associates knowing that you've provided our fore lorn financial institutions the ability to send and receive the necessary contracts to get this country on it's feet once again.  No more resending the same files 6, 7 or 8 times.  Your donations can add a thousand Fax Machines to assist them.  Won't you please provide relief and help America survive.  Please make your check or money order payable to American Short Sales Helping Out Lenders Everywhere and mail it to: 1600 Pennsylvania Avenue NW  Washington, DC 20500.

I love it!  I thought I was the only one who had problems getting through on Chase's fax numbers!  I spoke with another short sale Realtor today that is having the same issue & I guess one of the main negotiators is no longer there.  That was the only fax number that worked!  Wow!

Hi Kevin, I have two short sales sellers with Wells Fargo, both are VA.  Lost both of the first buyers because they dragged their feet.  Now they can't figure out what to do with the short sale VA appraisals because they are 120 days old, and our market has declined since then. So, either do new seller VA appraisals or adjust for time value. But, no that would be toooo easy.  UGH - these short sales are killing us!  So, we are literally hanging in limbo on both of them!  Unbelievable!

VA like FHA appraisals are on file (registered) for 6 months I believe and that can be a problem in a declining market. After getting the first few under my belt they don't seem too bad.  It's a process just like so many other things in this business.  Good Luck Sandy!
