About 25% of my inspections used to be Seller's pre-listing inspections, but they have fallen off in this economy, especially with all the foreclosures and short sales.
This is a great post. These are all great reasons to have pre-inspections done. I've seen customers of mine who have lost deals due to the inspection - much better to know what you're up against beforehand and address any issues before the offer is on the table. Also, I like the idea of using it as a marketing tool.
While we agree that this a great tool....when it is not the "norm" in the market, it raises the suspicion that Uncle Harry was the inspector !
Good advice for home sellers. A positive home inspection report may offer much encouragement to prospective purchasers.
A listing agent should recommend this to a motivated seller. Repairs are not going to just go away. Why not address them early on?
It just makes sense. Surprises may be great, but not in a real estate transaction. It is nice for sellers to know what to expect before the process starts.
