House Under ConstructionCongratulations! You've just moved into your brand new home. You're so excited about your recent purchase--with the exception of those items that you just can't get the builder to come back and fix. (If you worked with a Realtor to purchase the home, your agent should be able to provide you with post-closing assistance. I do this for all my clients--buyers and sellers. However, if you did not use an agent you'll need to resolve issues on your own.)

Many people who have trouble during post construction threaten to file lawsuits, which can be time-consuming and expensive. Here are some avenues to possibly try first:

  1. Send your builder your concerns in writing. It's helpful to have a paper trail in case you actually have to file a complaint later.
  2. File a complaint with the Better Business Bureau. In the Wake County area, the Website is: http://www.bbbenc.org/ . To search for other locations, visit: http://www.bbb.org/  and select "Locate a BBB" from the top.
  3. File a complaint with the North Carolina Licensing Board for General Contractors: http://www.nclbgc.net/. This Board has the authority to issue, suspend and revoke a general contractor's license. Also visit the Website for valuable Consumer Information on questions to ask a New Home Builder: www.nclbgc.net/consinfo_fr.html Hammer and Nail
  4. File a complaint with the North Carolina Attorney General's Office: http://www.ncdoj.com/
  5. Visit the Website called Homeowners Against Deficient Dwellings (HADD) at http://www.hadd.com/ , which is an organization that says it is dedicated to helping to promote better building standards, amongst other things. You'll be able to see if other consumers have had complaints against your particular builder.
  6. Contact the media. Local consumer advocates include WRAL's Five on Your Side www.wral.com/5onyoursideand WTVD-11's Troubleshooter: abclocal.go.com/wtvd/index?section=troubleshooter&id=3250140
