Most realtors have probably had open houses where "nosy neighbors" showed up and the realtor thought of them as just an inconvenience, but we need to think outside the box on this one!!!

I recently had an agent in our office hold one of my listings open because I couldn't do it that Sunday.  She told me that only 3 couples came through and that one couple were neighbors. She didn't ask them to sign in so she doesn't even know their names.  My sellers wanted to know and so did I but she just thought they were "bored', "nosy" or whatever.  She shoud have thought outside of the box on this one, and she might have generated new business.

Um... and this is a bad thing?

Let me share a couple of stories about a little nosy neighbor magic.

I had a new listing and the first weekend held it open Saturday by invitation only just for the "nosy" neighbors.  On Sunday, the Open with the ad in the Washington Post and all that, one of these "nosy" neighbors came by with a co-worker who bought the place.  This has actually happened to me several times over the years.

Another time, the "nosy" neighbors were nosy indeed.  They were nosing around to check out, not the house, but me!  You see, they were planning to list their own house down the street and buying a new one,  and they were secretly auditioning me for the role as their agent.  And I got the part.  I've actually gotten a bunch of listings that way.

Recently, a "nosy" neighbor came to one of my listings, and I wound up making a connection with her and am now helping her son find a place to live.  And something like that has happened more than once.

So when I do an Open House, my conversation about "nosy" neighbors is "BRING THEM ON!"

And, as you might have noticed, this post is just about Open Houses and "nosy" neighbors.  Never mind all of the buyers who come through, sometimes wanting my listing and represented by a colleague, and other times looking for something else.  And many of my buyer clients (who've referred me even more clients) are people I've met at Open Houses.  Let me just say:

I OPEN HOUSES! 

AND

I NOSY NEIGHBORS!

Too funny!  I've heard similar stories from many of agents I work with.  Sometimes the neighbors make a lasting impression!

I do not do open houses...that is all that has ever showed up.

I know that some agent do extremely well at open houses but like Jim they have never panned out for me.
