I'm happy to report another Short Sale closing here in Coral Springs Florida. Was it without obstacles? No, are short sales ever? Was the distressed homeowner pleased beyond words in knowing that she avoided the threatening, what seemed liked ever present, pending foreclosure - absolutely!
The sale was progressing along after I listed the home for sale, we found a Buyer, a fair price was offered and I completed a Short Sale package with market analysis to submit to the Seller's Lender. Through constant followup a Short Sale approval came - great! Everybody was thrilled. But not so fast. What happened next? The Buyer completed their inspection only to uncover that the home needed a new roof - now what? I went back to negotiate with the Sellers Lender for a reduction in the sale price to cover the Buyer's cost of a new roof. Reduction granted by Seller's Lender, addendum drawn up and closed last Friday. What a great day for everybody!
Has your Lender suggested that you seek out a professional REALTOR who specializes in Listing and Selling Short Sales for distressed homeowners? I can't stress this enough; Make Sure you thoroughly find out that your REALTOR that you've selected has a SUCCESSFUL Track Record of closing Short Sales, not just listing them but closing them. Remember, all the negative news that you hear that Short Sales don't close? Well this is because there are REALTORS who take them on without the knowledge, passion, determination and persistence to get them to close.
