Here's a comment I received today on that May article  from a home shopper who will soon be relocating to Orange County.  It is startling and a real eye opener and offers some great advice.  This home buyer added a few more items to my original list---she candidly reveals why homes are rejected by the market.  If you are thinking of selling your Orange County home, you must read this!

 Dear SoCal realtors,

As a soon to be Orange County resident I feel the need to share a story. We are getting ready to relocate for my husbands job from Chicago. During a recent company national event , there was group of us sitting at a table talking about our relocation stories. Several people had taken a turn living around Orange County in the past 10 years and I was shocked to hear that we all had the same opinions of the homes/sellers. The consensus was that the homes were poorly maintained, generally dirty, and outdated. We shared stories of homeowners remaining in the home during showings, mold and mildew in bathrooms, disorganization, filthy carpeting, dog excrement etc. etc. etc. Then we laughed so hard at the low quality design choices made in $1 million ++ homes.  Tile countertops are not acceptable anywhere else in the country. Laminate floors are only good in basements. White thermofoil cabinets are only put in government housing projects in the rest of the country. Wall to wall carpeting in the bathroom is DISGUSTING. Windows only last 15 years and garage doors take up 50% of the exterior of your home. Get rid of the old ugly ones!!

We have lived in Illinois, Florida, Georgia, Tennessee, Virginia, North Carolina, New York and Ohio. We have bought homes in all of those states at many different price points, and have never been so sorely disappointed as we were in OC. I thought it was very sad when people were consoling us when they found out we were relocating. I would venture to say that peoples homes in OC account for a higher percentage of their overall net worth than the rest of the country, it would be nice to see them take better care of them.

When I read this my first reaction was "wow.....", then I remember going to a clients house in OC, and she stated it was worth about a Million Dollars....looked like a regular house to me, nothing special.  guess I still remember Brentwood, and the then Million Dollar homes, and wasn't prepared for a little old house to cost that much.....

Oh, can we use excerpts of this for our clients??????

Thank you.  And as a side note we get a lot of people from Orange County moving here after they sell their homes there.  The Banning, Beaumont area is cheaper, and you get more bang for your buck....Also we have an office on the Colorado River that they buy second homes at, on the river......so a Million dollar Orange County property might not fit with Laura's perceptions, but the money from their sale is spread to the rest of us :)

Great post. Sad to say it's true. Well it was at one time, It amazed me what was selling in the million dollar range for the OC, she described it pretty well. However we now know, that has all changed! It's like night and day. A properly staged home priced right, (lower than the past comps) is what it's takes to sell today IMHO.

Kathy - Great info - I'll certainly keep that in mind.  I heard of a few people who have recently moved out your way buying new construction.

Lynda - We are certaily on the same page on that one (no surprise there).  Yes, it is a different time.  Homes that flew off the shelves a couple years ago with multiple offers the minute they went on MLS wouldn't even warrant a showing in today's market

Marlene, thanks for sharing Ms. Wagner's comments.  She is so right... I see it daily, unfortunately, as I preview or show homes to my clients.  This should be a WAKE UP call to all sellers.  Buyers are NOT stupid!

Very interesting.

It's true that here in OC people seem very fond of the laminate flooring.  I think that's due in part to the lower maintenance (heh) versus real wood.  But a lot of the shock factor here is one of expectations.  She is shocked that a million-dollar home wood have laminate floors or tile counters, but a lot of the value of that property comes from its location.  A veritable shack, if it happens to be on the sand, can be a million dollar property in Orange County based on its location. 

Some of that stems from the irrational exhuberance of the past market, and to that extent, some of that is fading away.  In a 15-month market (as some areas are now seeing), sellers HAVE to take excellent care of their homes and see that they are in top showing condition, to have a chance at making a sale.  Sellers who work with a good agent will hear that mantra repeated to them.

Clean up your house.  Clear the clutter.  Get family photos off the wall (buyers want to picture their own families in the home - not yours!)  Put some of your furniture and junk in storage.  Get a stager.  Open all the curtains and blinds.  Only the best homes and the best priced homes are selling right now.
