Is Now The Time To Renovate?

With the middle and lower end housing mark in a slump, is now the time to take some ideas from the upper end homes that seem to be holding their own?

Ok...I know what your saying,"What are you nuts? I can't afford to add a 3000 sq ft terrarium to my home or a indoor pool with a retractable roof! Besides, my house valuation has gone down and I've nearly lost all my equity in my home!" I'm not suggesting anything like the above, but there are simple home solutions and upgrades that can help make your home stand out from the rest. New tile in the bathroom, wood flooring that now a days basically snaps together. Most importantly, and the 2 cheapest upgrades, paint and organization.

You would be surprised how many homes are on the real estate market that if  the owners only painted the interior of the home, it would have made it stand out from all the others in their neighborhood. Being a lender,I go out on Sundays to open houses to see what is on the market and also to make contact with Realtors. But I also go out to see why a home has been on the market for 8 months. usually it's just paint and organization. Remove the clutter and the nonsense. Store your children's toys, remove the framed photo of you and your buddies at the newest strip club in Vegas hanging on the wall of the room you have designated as your home office. Common sense.

For those that are more adventurous, or for the curious, here is a website, Renovation Wizard that shows you which renovation will give you the biggest bang for your buck, and what percentage of return you can expect.

Remember, when you are trying to sell your home, use common sense. Go out your front door and close it. Stay outside for at least 10 minutes and then slowly walk back in and look at this home as if you were seeing it for the first time, would you buy it.

Exactly. With so many homes on the market it's important that a home stand out in some way to be picked... otherwise it's only just one of the pack of homes.

Your last paragraph is particularly good advice.  Many people just don't "see" their home as the buyers do.

Great website, as many of my clients these days are holding off on selling as they are waiting for a better market.....??? so I reccomend them a rennovation that will bring them more money.

You could not be further from the truth.  There are so many agents out there that simply will agree with sellers so that they can "get the listing", unfortunately to the detriment of us all.

I totally agree.  My husband is a realtor and he see's this type of thing all the time.  He always suggests to homeowners about updating and bringing neutral colors into the house.  As a loan officer, I like your idea about going to open houses to meet realtor contacts.  I've never thought about that.

Open houses are great for all sort of networking.   Networking with other agents, lenders, potential clients and buyers.   With the amount of inventory we have in this market and especially places like Santa Rosa and Rohnert Park the sellers definitely need to do whatever it takes to set their home apart for the sea of others.   Especially when your home is in a subdivision of many other like kind homes and floorplans.   Houses properly prepared for the market will shine over the others.   I can't say enough about de cluttering and unpersonalizing a home.   When I'm showing property I'm constantly having to redirect my clients attention to the features and benefits of those features of the home as they are mesmerised looking at the family photo's on all the walls or all the little knick knacks, yes those are cute but they do detract.   The home needs to be crisp, clean, uncluttered, not too many BIG pieces of furniture but enough furniture to give buyers the idea of what the room is about.   Sellers need to be able to see themselves in the house, if the house is oozing with the sellers stuff it's very hard for the buyers to feel themselves living there.

One other thing sellers have to remember now more than ever is that they are also competing with new subdivision homes where builders are slashing their prices or giving up to $100,000 in upgrades just to clear the homes off their books. That's why renovation is so important now.
