La Costa in south Carlsbad has a nice collection of new construction homes. One of the newest master planned communities is La Costa Greens, just off Alga Road and east of El Camino Real.

One of the several communities in La Costa Greens that has had great appeal for buyers is Balearas, a wonderful neighborhood of 100 homes built by Pulte, one of the most respected home builders around. While much of Balearas has been built, sold and now occupied, there are still some properties that can be obtained by lucky buyers (I just put a new home of 4700 SF under contract). This upscale gated community offers some homes with golf course (La Costa Spa and Resort) or ocean views, top quality amenities and finishes, and the overall caliber of home you would expect from a builder like Pulte.

Currently there are 8 homes left, which range in size from 3,723 SF up to 4,913 SF, with 4 to 5 bedrooms (some homes offer a casita) and several different floor plans to suit your living and entertaining needs. Prices range from $1,126,692 up to $1,445,587 (upgrades may not be included in all cases, although the standard finishes are wonderful too). HOA fees are around $306 (to be confirmed for each home); property tax rate, which includes Mello Roos, is in the vicinity of 1.29% (again, this should be confirmed for each home).

Balearas residents has access to a great private club, The Presidio (shown at right), with pool, athletic facility, meeting room space, kitchen, waterfall, and pond, as well as tennis courts. The beaches are a 10-15 minute drive.
