New Con plansSo, about three months ago, we found our perfect piece of property!

What are we to do...

In this market, selling our existing home was likely going to be a challenge.  We, of course, used a realtor.  But what other methods could we employ to attract a potential buyer?  What would make our home stand out from the others on our street?  I had a stroke of genius...I would offer to do a no cost loan for the buyer.  Perhaps that would be a good incentive.  As luck would have it, it has worked out perfectly.  And for you skeptics out there, I have shown the rate sheet to the buyer, and she has seen her GFE and TIL show no origination fee, and no YSP.  So, now, I ask you...what methods do you use to entice a buyer when selling your own home?  What are your thoughts regarding my plan?  Do you have any advice for those of us in the industry when it comes to buying, selling, and related issues?  I will be watching, reading, and writing!

I like the concept, it would be a good tool to help sell a home, we have done the 2/1 buy downs as well to offer a discount on the mortgage rate the first two years.

Sarah I've also done 3/2/1 buydowns and what I really enjoy doing is owner financing or lease options. Usually have a buyer in hours.

 Yes, I have utilized owner financing and lease options for clients.  Although a bit nerveracking, they certainly do move fast that way.  If you happen to know of a great standardized contract, that would be great.  Thanks for reading, and I will continue to be watching you in our network!
