I've been given a project for my Broker class that will actually prove valuable to any consumer that desires to buy rental properties.
The objective behind this project is to select an available rental property, gather the necessary information, and evaluate the property to see if it's worth purchasing at full price.
The second objective is purchase the property with a 15% yearly return.
The plan is to call the electric company, gas company, get an insurance quote, contact a lender(s) and evaluate the property over 5 years. Because I have to do this anyway I am going to share it with my readership. There has been a lot of questions arising out of my blog recently.
I will go as far as to post pictures and discuss each step of the process over the next two weeks. If you pay attention and check back daily you should have a pretty good idea of what it takes to find, purchase, and succeed when purchasing investment properties. Who knows maybe you'll want to buy the property I evaluate...stay tuned.
