     The following market report contains information gathered from the FWAMLS for the townships of Perry, Eel River and Lake in Northwest Allen County, Indiana. While it is deemed reliable it is not guaranteed and is not meant to be used for personal market ananlysis on your individual home. This data is for single family homes only and does not include any auction data.

 

      The Month of February 2010 saw a continued upward trend in the number of units being sold year over year and from January of this year where there were 28 homes sold vs the 33 sold this month. While the price per square foot was down marginally from last February it was up 4% from January of this year and the cumulative days on market was down 18% from February of 2009. 

 

 

     The median sales price for February 2010 was up 13.5% from February of last year, which is a little misleading given that the corresponding amount of square footage was also up 15% for the same time period, but it's nice to see that the sales price is reflective of the amount of square footage and not dropping.

 

 

 

     At the end of February 2010 there were 226 active listings with the following data:

Median List Price  $186,350

Median sq ft            2,032

Median Price sq/ft    $91.50

CDOM                 111 days

least expensive home on the market $60,000

Most expensive home on the market $1,999,999
