Open Houses

Hello everyone,

I know it has been a while!  I need some feedback on this one!  What do you do when your broker is at an open house right around the corner from you and you both have about the same people stopping in at your open houses?  Who should get the client?  I tell the people that come through that they better check out the home that is right around the corner and he does the same.  So we end up having the same people come through.  What is fair in this situation?  Let me know what everyone thinks!

Hi Amy,

In my experience just because a person walks into an open house it doesn't necessarily make them your client. I do host many open houses and in many cases there are other agents within my office who have them simultaneously in the same neighborhoods and we often do direct traffic to one another. We all have the same goal in common, to sell the house you're doing the open in and to pick up some buyer leads.

Whether it is your broker or there are other agents from different agencies hosting nearby opens, in my opinion all you can do is be yourself and offer to whoever walks in; who you are, how you can help them, try to build a rapport with them and follow up with them after the open and if they like what you have to offer, you may have just picked up a client.
