The other day I wrote a post about a situation I had with some buyers and their Direct Lender Calling all lenders and agents, a little insight please.

These same clients asked me a question after these events which was one that I had never really been asked "How important is your relationship with my lender?".  This statement got me to thinking about this relationship and how important it is to not just me but to my clients and the process of purchasing a home.

I simply told them that my relationship with their lender is as important as their relationship with me.  The Lender that they chose to work with needs to:

  • Be sure to lock them at a good rate and in the payment range that they need to be at
  • Ensure that the loan funds on time
  • Needs to communicate any loan issues with myself as well as Escrow
  • Needs to make sure that their docs are signed and in good order in a timely manner
  • Be reachable to both myself as well as Escrow should we need anything from them
  • Ensure that escrow can close on time

I proceeded to tell them that in order to do my job effectively I needed to ensure that their lender was as well.  Without a solid REACHABLE lender it could greatly inhibit my ability to guide them through contingency removal and to adequately protect their deposit.  Let alone to be able to close the deal in a timely manner.  I went on to inform them that the lender needed to stay in contact iwth both escrow and myself to let us know how the file was progressing.

They really had no idea how important that this relationship is for and agent during the offer and escrow process.  In their minds they truly thought that the lender just did some paperwork and that was all.

Many buyers and sellers do feel that it is the Realtors who control the deal and all aspects of it.  While this is true in most aspects of it their are some things that are out of our hands.  Lenders play an equal if not larger part of the transaction, THE MONEY!!!!  If they do not do their job well then we cannot do ours.

Subsequently, my clients met with my lender and love him.  They are going forward with him at this point as the direct lender still has not returned a call that they place from last Thursday morning.

Dawn - you might give my lender a call he really is a great guy and my clients love him.  I run my biz on a high standard and he is right in line with how I do biz.

Communication, communication, communication!!! A Lender and Realtor must have an excellent relationship moving forward with a purchase transaction. If there is a lack of communication that might be a cause for concern. Simply put it might be a hint that someone doesn't know what they're doing and thus the client is poorly represented.

I agree a good Realtor/lender relationship is vital to a smooth and successful transaction. I always carefully explain this fact to clients, and I often recommend possible lenders to clients. But I don't take anything for granted. Not all client situations are alike, and the best lender for one may not be the best for another. Therefore, I do not partner exclusively with a single lender.

Ricardo - You are so right, communication is everything.  A good agent will see the worry signs early on and hopefully be able to remedy them before it gets to be to late.

Rosario - I agree with you as well.  Not all situations are alike and not all parties will see eye to eye.  I do have a total of 5 lenders with which I refer clients to however my primary has never let me down and my clients really do love the job that he does for them.  He will tell them right off the bat that he can or cannot do it.  If he can he does and if he can't he will not try to force it just ot get a deal.  Like me he likes his deals cleam an dwithout worry.

There is no doubt about it the Realtor and the Lender must have a great trusting relationship.  How can anyone work with someone they don't trust.  Example,  2 1/2 years ago I had a lender tell me that him and another agent can get My Client approved for a loan because that agent had some tricks of the trade or how ever he put it.  I am new to this career but I am not anyone's fool, I gave him a few choice words and asked him to let me speak to his scamming partner he declined to let me speak to the person.  How many new agents did they get with this scam!!

Oh I forgot to tell you, they were going to give me a referral!

The thing I hate about lenders, or more specifically, about the lending market, is that they are like gas stations:  people usually go to the cheapest one!  Now, will the cheapest gas station have the best gas?...NO...But will you stop going there until something goes wrong with your car?......PROBABLY NOT.  So its this same sort of mentallity that constantly pairs buyers (especially new buyers) with horrible loan officers.  They did their homework, they shopped around & went on LoanTree.com, got the best rate they could find, but now your whole deal depends on some shmuck in a telemarketing call center who hardly knows anything about the homebuying process past how to close poor unsuspecting people on a BOGUS 1% Rate NEG AM Loan!!! 

Good lenders make all the difference.

Lorinda - Good for you standing up for yourself like that.

Peter - I like the analogy.  This is why I really suggest to my buyers to work with a linder that I know.  I know that I can take better care of my clients that way and once i lay it out for them they seem to be very receptive to the idea.

Bill - Communication is everything and all parties in a transaction need to have it with each other.

I could not agree more!  I do find something frustrating though... As a lender looking to build a relationship with a Realtor .. sometimes I feel like I need to put on a bullet proof vest when approaching a new Realtor partner. Our team offers great service, communication, and our client's interests are always number one.  So what I am trying to say is ... we are one of the good guys.  But when we call on a new  Realtor or call to introduce ourselves at the beginning of a transaction together,  they practically (many who I have called) "take my head off" because by default they put us in the "that damn loan officer!" category.  It is only until I get past the verbal beating can I get them to loosen up!
