I just read a great post by Joe Zapata called The Relationship between a Realtor and a lender how important is it? It is a great post I believe everyone should read it ( I am new to this and I do not know how to link it or I would) but you know it got me kind of curious of the the type of things that happen to Realtors and Lenders.
Not to knock anyone but crazy things does happen to us, we have to shake ourselves off and keep on moving. Like the time I received a call from a customer asking to see a home our office had listed I asked all the questions up front before we made the appointment for me to pick them up and show them the property well when I got to there home there was a for sale sign from another company there, I called from my car and asked them were they working with another agent, I see the sign, they were asked by there agent to have another agent show them around because there agent was to busy! The Nerve of that agent!
That actually was the second time. The first time I drove a couple around for two weeks maybe a little more we found a property they loved but they wanted to wait to put the contract in, 24 hours. The next evening the daughter of the couple called me and told me that the agent that was not so helpful to them the first time put the contract in for them. She did not feel this was right and she wanted to know what I can do about it, her parents did not speak english that well and she felt the other agent took advantage of me and her parents, she was right, but guess what? I had NO CONTRACT with the family!! I had them in the office a few times and never had them sign one. In my office we were not suppose to take clients out with out a contract, I had been a Realtor for about 5 months then. I was so embarrassed that I never told my broker or anyone until a post came up on AR!
I now look back at these things and laugh! It was a lesson learned, I took it pretty hard at first but I am okay. After all I LOVE BEING A REALTOR!

That buyer's broker agreement will save you every time. If they won't sign it, then you have flushed out the problem right from the beginning. Better to find out then than later after you have spent your time and energy working with them.
