Staged to Rent...Part Two, the interior.
When the owner of this beach city home contacted Dream Interior Redesign and Staging, regarding the renovation of his rental property we knew that we had a long-term, major job ahead of us, but we're always up for a challenge and hard work.
This property would remain a rental, but the last tenants had been there for 7 years and it was in a sad state of repair. Plus, it had never been updated since it was built in 1978.
We painted EVERY surface, installed new light fixtures, added new bath fixtures, new carpeting, new kitchen and bath tile, new laminate flooring and then we professionally staged the house to appeal to the target renters in this market.

The AFTERS:
The dining room light fixture was the only one that we didn't replace. We simply spray painted it black, removed the old glass globes and installed the little lamp shades. A big change for very little money.
In the family room we wanted to change the flooring. We also extended the kitchen tile area (all new) to make additional space for a small breakfast table.
The kitchen was saved until last because the owner and I had lengthy, friendly debates about the cabinets. I wanted them painted but he refused to paint "good oak". He ended up using a colored matte lacquer finish on them with a deeper tint and then he added the jewelry (hardware) to help appease me.
I do have to admit that I like the end result in the kitchen.
The master bedroom was a very large room and the owner didn't want to pay to have it fully staged. So, we followed the KISS strategy and did just enough to help potential tenants see the functionality of this space.
By adding a bed and just a few more pieces the vision came to life.
The master bathroom was another source of considerable debate.
But the RESULTS were PRICELESS.
The upstairs guest bathroom needed the same type of attention.
A bit of color helped it shine.
The fourth bedroom was downstairs and a bit small.
So we staged it as an office and it will stay an office.
This LONG project yielded great results. The owner had multiple applications as soon as he put it on the rental market and the new tenant is thrilled with this house.
He's so thrilled that he bought almost everything that we used for this staging, because it suited his design aesthetic perfectly.
