Listing Feedback?

By
Real Estate Agent with Silvercreek Realty Group

I had an interesting conversation with a Real Estate Agent today.  We were talking about one of her listings and if there were any showings.  She said there has been some showings but just can't get any feedback from other agents on what the buyers thought of that particular listing.   I guess in most cases it is rare to get feedback from agents that have shown the property.  I am puzzled as to why?  This could be a great source of information to take back to the seller to see what potential buyers are saying about their property.   What do you think about leaving feedback on another agents listing?  Do you think it is beneficial or a waste of time?

Corey, we find feedback to be extremely helpful. It is much easier to provide it when the listing agent is set up with a showing service like CSS because we get a feedback form emailed to us. It takes 30 seconds and can be done any time. I think agents don't want to take the time to personally call a listing agent to give feedback so email is easiest. We try to always give feedback.

That is great I would think that would be info the seller needs to know for sure!  Thanks for the comment

I think a quick email is definitely something you could be helpful especially it is something that can show proof in what is being said.  Sometimes it is nice to have that paper trail. Especially for those hard to deal with sellers that don't want to do what you are recommending needs to be done.

Hi Corey,

The automated feedback systems are best.  The agent who showed the listing can respond to the automated e-mail when they get a moment to do so.

I always give feedback when requested.  If my buyers are not interested, it is a way to maybe spread a little good will and help out the listing agent and seller with some constructive input.  Why not be helpful if you can?  If your clients are at all interested in the property, just take care to not "give away" anything that could weaken your client's position in potential negotiations.  For example, the feedback would not be "Wow!  My clients fell in love with your listing!  They would give just about anything to live there!"   You just have to use common sense and always remember that your buyers are your clients.

On the listing side, the more constructive input the better.  Especially if there is something in particular that you have been pointing out to the sellers that then comes up repeatedly in the feedback.

I think it is very helpful in both directions. Sometimes it can make a difference if the feedback could result in changes to the listing or in our own buyer's expectations.

It is always beneficial both for the agent and the sellers.  The agent needs to be more persistent in getting the feedback from the showing agents.

Definitely see what you are saying Bill but there are those that down right refuse to give the feedback.  Some of which think it is solely the responsibility of the selling agent to know the good and bad of the property.  Yet they don't understand everyone perceives things different and could really benefit having a third parties thoughts.

We always try to give feedback. The good and the bad are easy. Its the average home that's more difficult to give constructive feedback about.

Corey,

If we want the public to view agents as professionals we can start by extending professional courtesy. I agree with the others that automated email is fine, is great. JMHO

When I show 8-10 properties in one day, I tend to forget to give feedback on all of them, unless one is really bad. But, if an agent asks, I always give feedback.
