I'm glad you wrote this post as I know little, or nothing, about the role of a notary signing agent. It's interesting that you work for neither the lender nor the title company. Can I assume that you are the fiduciary of the borrower?
Nicole, I'm glad that your experiences with notary signing agents were positive.
Ed, that is a very good question. As notaries, we are totally impartial. We are not even supposed to help the borrower complete any of the affidavits or forms. We can answer some questions, and explain the documents to some extent, but on a very limited basis. I can explain to the borrowers what a document is, and where they can find information about the loan terms. But I cannot answer any 'why' questions. Sometimes I'll get a question like, "Is this a good interest rate?" I will answer, "I am not at liberty to say.", because I work with so many different lenders.
I'm trying to get Part II posted, but it's so long. There must be a limit to how much I can post at one time. It will be posted very soon.

Thanks for taking the time to educate, Leon. I'm amazed at how many real estate professionals aren't aware of what we do.
Ronald and LaShon, yes it is amazing how many don't know. I just got back from doing a closing. The borrower's mother was there. She was a commercial loan officer for many years and never knew that notary signing agents existed. Needless to say I took the opportunity to tell her all about what we do. She did think it was incredible that the closing was being done at her son's home, and that it was being conducted as if they were in a title company. Fortunately I had all of the key documents tagged and ready to give her answers within seconds. I knew I was in the clear when she went into the living room and sat down on the sofa. Whew.

They are newborn pups. Not even a day old. I doubt if you'll find this at a title company. Just one of the many benefits of being a notary signing agent. They wanted to give me one, but I'm too busy to take care of it properly.
