I can definitively state that Open Houses are not a waste of time if you understand demographics of the neighborhood and where your target audience hangs out.

I spent some of this weekend attending open houses to look at and video for relocation clients.  It was one of the first nice weather weekends we have had in awhile and it certainly drew out the perspective buyers. 

What I witnessed were houses that were absolutely buzzing with people who were interested families - with loud children.  I could hardly hear the narration of my videos over the clamor.  

At least one of these ended with the broker receiving an offer the same day. 

So, are open houses are waste of time? 

I think the answer is, it all depends - on: 

  • The time of the year - With nice weather finally upon us some people are getting out and doing their spring shopping, in person.
  • The neighborhood - If the home is located in an area that is conducive to having a good flow of traffic an open house is going to be much more effective than if it is in an isolated environment or a gated community.
  • The house - A shabby listing is probably not going to draw much of a crowd so it's best not to waste the time. 

Under the right circumstances a positive energy can develop at an open house. It's actually contagious when you see a number of families who have an obviously favorable reaction to a home.  The power of positive reinforcement can be a strong motivator. 

Are most people looking for homes online these days?  Absolutely; but sometimes, in the middle of their research, they like to go on their own steam to check out the inventory.  

Open houses may not be right for every property. But for certain homes - I think they are still valid.
