1) They can order a HVCC compliant appraisal which will be the value by an independent party;

2) This appraisal can help you better guide them in the pricing of their home;

3) With this appraisal done, you list accordingly;

4) If buyer uses me as their loan originator, then I will use the HVCC appraisal ordered by your seller (within limits of the time factor usually 180 days before expiration);

5) Your seller can get a credit for the original appraisal;

6) Then you have a solid basis for pricing and your seller has a basis for his pricing and the buyer has a guaranttee that the home has appraised for the asking price.
