We had a limited budget for decor items but I think the place turned out great. Now we just have to hope it sells!

I'm still working on improving my photos. The images where taken using the Kodak v705 ultrawide angle lens.

Much of the artwork was sourced from an amazing local artist...I have to find his card so I can fill in his contact info. Due to the low budget for decor items we filled in with a few pieces from the 2 Hounds collection (which is very small).

Dane, the transformation is amazing.  The rooms look so much better - more inviting and friendly.  I think it should sell easily.  Are these the pomtini pictures?  LOL  Betty

Dane - beautiful transformation.  Simple, clean and yet elegant.  Wonderful job.  The dining room looks terrific.  It never ceases to amaze me how many people use their dining rooms for storage, offices, playrooms, etc.   With the new look, it should sell very quickly.

Nice Job Dane,  I really like the color tones that you pulled through out the house.  The B4 pics were not benefiting the home at all and you completely transformed it.  I hope that they appreciate all that you did for them.  Where in the heck did they put all that stuff?

Kathy wow! Thank you. A feature was a complete surprise and like I said, being so nervous about the feedback, this was a HUGE confidence builder!

Lanita, thanks, I think the table is great too. The owners did as well and want to purchase it! I am so in love with the chandeler (I found it at Home Depot) unfortunately the photo does nothing to show how great it is.

Betty, yep that was the night I got home REALLY late and was drinking pomtinis at 2:00 A.M. on AR to 'unwind'!

Coco, Lori and Kimberly, thanks! I hope it sells too, but the Realtor has it listed way too high. I feel really bad for my clients they don't have the time or money for the house to be listed too long...but it is listed 40-50 K too high! I've dropped hints but you know how it is, it's not my business.

I had them put everything in storage...but I didn't go into the basement on staging day so I really hope they didn't just stash it there (I gave them 1 area in the basement they could use for storage - under the stairs!)

Janice, thanks! I brought in some of my own accessories that I'd told myself was 'not for inventory' when I bought them...HA! I've now admitted to myself that I bought it for staging...now I have to figure out how to charge for them in the future!

Dane - your staging is gorgeous and your pictures are excellent. I bet the home owners could not believe the transformation. I hope they are keeping it tidy:)

I've been away for a while, so I am late reporting: The House Sold! Closed in 3 weeks, no reductions and came in clsoe to asking...which was high to start! The clients are thrilled and boy, so am I!

BTW, the other 4 houses on the market are STILL sitting...time for a flyer to announce our success in the neighbourhood!

Dane, you did a beautiful job on this home. It always amazes me that sellers think its OK to show a home in the condition they live everyday! Question, are the sellers LIVING in the home and using the staged rooms themselves?

Hi Roberta!

No the owners realized that they would not be able to keep the house presentable with two extremely active boys so they moved out to get the house prepared, staged and sold. They have just purchased a new home so I imagine they can't wait to get in and settled.
